Flipping websites tips and pointers

Can anyone give me some tips and pointers on what to do with site flipping before I start?

How do I do site flipping with plr products?

Okay with adsense, think of a niche you want articles on.
Get the articles that allow you to rewrite them (you can use them on their own, but the site most likely won't show up on Google searches).
Then of course get some adsense ads on the pages.
Make sure you're getting at least like $2-$4 of clicks per day.
Have at least $19 ready to go for Flippa.com
Sell it for idk a good $197 at least.
Bam sold. [hopefully]

PS it's good to keep the site for at least a month or two.

First you have to remove your signature, WF is not allow you to put affiliate/referral link in signature, before you get banned, and second about site flipping you have to make your site worth by adding content and backlinks including make money program.
