I'm pretty sure it's illegal in any state.

      The LEADS idea is great!

However...if you're a real estate agent yourself, you can get a co-commission on a sale that they referred to another agent.

This means the payouts could be 50% of a $3,000-6,000 commission, at least in my area. They should be able to list and sell 1 out of 30-40. So it might be worth it to do a little extra work to make these bigger paydays than $20-30 per lead if you trust who you're working with.

By extra work, I mean get licensed yourself or what i would do is find an existing agent you trust and do it legally through them somehow. This is not legal advice but in my area I might try forming a simple LLC for $100 where you and your agent are both members (you're the manager) and they co-broker all your leads to other agents for half their commission.

Then when they get paid it goes into the joint business account that you can both draw from. I'll consult an attorney of course, but 10 years of creative real estate has taught me there is almost always a workaround if you do your research.

Danny is absolutely correct. Your best bet is going the lead gen route.

What I used to do when I was a starving IMer was literally broker people who were selling houses with "cash for house" type cpa offers. I would find homeowners looking to sell and find creative ways to send them to my cpa offers. If you individualize your communication with them, it converts substantially better.

Didnt make a killing but needed that $50 a day or so when I was starting.

You can do this offline lead gen for all types of businesses.
