Very confused on what to do with my SEO

I am am SEO/online marketing newbie freelancing for a Real Estate company, and have been trying to do SEO for them, but I feel that it isn't helping much.

I have been trying to get the site up to being in the first 3 on my keyword, but I believe that the competition was too much.

In this case, my keyword was 'houses for sale in fremont ca', with my site being 'http://housesforsaleinfremontca.com'.

Some of the guides I have been reading have asked me to purchase different SEO wordpress themes, or do linking in different manners like either not doing it at all (and just depend on updating the blog and specifying all the tags) or by collecting a variety of links and attacking them for hours.

I believe my site had a little bit too much competition, and I need something concrete and successful to give myself a boost. I managed to get to page 1, but on the bottom of it.

so all in all:
1. What is the best step by step guide?
2. Have I done anything wrong, or too long/short?
3. What other programs/sites give me the best chance to be successful?

You are already in the 5th spot, so not far to go. With an Exact match domain and some more links you should hit the 1st page.

I always do social bookmarking and directory submissions with a mix of keywords, you could use

houses for sale in fremont ca
houses for sale in fremont
house for sale in fremont ca

You can also write articles and submit them to article directories, and also write articles and pay others to submit them to 50-100 article directories

I had a quick look on it and you have to consider:

-The site has a 11 broken link pages (eg.about page)and loading heavily.
-The IP address is shared with other 4,599 sites
- no Sender Policy Framework
-It there is no contact (contac page link is sending to other domain), no privacy policy and no TOS page

- cached on google 4th April (it seems not is happening there).

All above doesn't help and really goes against ranking.

I think you should start fixing them first, take action, show it again and we can go to next level.

Keep in mind:
-Structure (where you put lay-out)
-Lay-out (where you fit content)
-Content (where you place keywords)
