Most important factors when buying a site?

Hi guys,

When purchasing a site what "checks" do you run to ensure you are getting a good deal?

Given the assumption that your main goal for the site is
1) Adsense/cpc/CPA revenue
2) Backlink sales

I am going to look for the keywords that will be easiest to gain with that site. Does it have any keywords in the title? I need to make sure that I can start driving traffic to it fairly quick so that it starts gaining ground with making it an authoritative site.

I rarely buy sites but I often buy aged domains and the main point is the name of the domain, its age and its potential.

I always have a plan of what I am going to do with it before I buy it and I never have lots of domain names just sat there!!!!

URL structure, age of the domain, geo Server, quality contents, keyword density, link structure( inboud, outbound and internal links) Keyword Competition, Meta Description, page size, potential of the website and target audience.
