keyword research brainstorm, am I right ?

Hey there
I'm pretty confused about keyword researching, reading a lot, watching tutorials etc.
Just need to know if I understanding it correct.

Will those two niches be easy to rank for micro niche adsense sites ?
Why i choose those two ?
Low PR, not many BLs, most of sites are not optimized for that particular keyword, almost all are sub-pages of some bigger site ... BUT still have a lot of authority for age, BLs to Domain (BLD) and IC

the second one looked pretty good

but really, a person would have to see your keywords themselves

is it hard for site with brand new domain to compete with those big sites but not optimized for ours keyword ?
