| Yes... the Maps have evolved since the beginning of this... Again, some G* employees are likely watching this thread... So, here's some tips on this front... Find maps that have lots and lots of competition... (don't be afraid of competition) that only means there's money to be made... Setup that map and use the guide lines that I've laded out. Think of reviews like you think of back links... In general, the company with the most competed listing and has the most reviews (WINS)... Your mission, if you should choose to take it, is help that company get a ton of reviews! Quote:

I have created a listing to my client a real estate broker(owner), today I have noticed someone else claimed access to the same listing real estate agent works for her. How can that be?I have got the verification code.This agent has the same listing photos(my photos) only thing is different is his phone number(mobile). Maybe he got another code from the receptionist because he works there? how can the owner own her listing? |

Interesting, I have done a ton of google map listings and if you indeed created an original listing under your google account then you are the "verified owner" of the listing. The map service is very black and white about this. One google account, one owner verified listing. There is no such thing as sharing a listing, unless there is a duplicate listing that this person used your photos? Just trying to noodle this one... -she ( you should always go back into the local biz area and check to see that you have indeed verified your listing, with the pin by snail mail or preferably phone) |

the info all look the same, except the phone number and the title of the listing,it seems this agent owns it but actually he works there. i am thinking to report to Google, any ideas before doing that?can i resubmit again get another verification code(headache),i am afraid if this is a 'bug' someone else can come and ad their phone number/title and own again my listings so i will be back to square one. when i click on Owner-verified listing i enter my info and see the ad,but when i do the changes and check after few hours i still see this agent's email/phone number. |

ok... lets talk about the "More about this place" section. Again the theme - The big G* is looking to legitimize your listings... The more places on the net that G* can find the business the more weight that listing will have... Ok... so now we get into the grey area of the local listings... If your clients are paying you enough then perhaps its time to go after the market a little. A peer of mine purchased some website making software and throw together 25 different websites. He made sure to place the primary keyword (the main keyword to rank in the maps from i.e restaurants) in the domain as well as the city, towns or community areas. Those sites all linked together but there was no reciprocal linking done. *** Key *** they all had the keyword, city/town, the word 'Resource' in the *** Title tag *** he filled the sites with text and then placed an anchor text link on the resource page from each website to the main site within the maps... Hence, 25 links to the main site. As a results, each map/client that he links to from this group of manufactured sites rockets up the local maps listings. Almost always to the number one position! So, those are some nice grey apples for yaah... |

Very nice - my background is marketing (not seo or tech stuff...but learning...), and I own 2 small businesses. This is a very valid concept! A couple of quick tips to consider: 1. Try a few different approaches on the cold call "script" - always focusing on the benefit to the prospect. Leading with a question is always a good way to start: ie: I am calling to see if you are interested in adding more customers to your practice. Also, I would prepare a "mini-script" to get through the gatekeepers (secretaries or whomever answers the phone). 2. Be ready for a cool reception, but don't give up. If the prospect seems distracted, ask if you can email a brief explanation and set a better time to call back and review the benefits. 3. Use the concept of "scarcity" to get their attention - We are only accepting a limited number of clients for this program in each market, and we are calling the few top "accountants" in your field for first refusal. Those of you who want to really leverage this concept will take Jay's advice and use it as a way to begin a relationship with the business owner to provide other valuable services over time. hey guys, First I would like to say this is a fantastic thread. Second, I have a few questions that I keep reading and can't find an answer. 1. When doing the keyword research, do I place the keyword and the city or state at the end? or do I just put the keyword in? For this painting & decorating company I put in Painter, house painter, painter house, interior house painters, exterior house painters, Interior Designer for the categories. Did I do this correct? 2. I live in IL, and for the keyword painting there are already like 8 companies in the area listed in the google local tool. I took a look at their categories, and they did not have the city or state at the end of the keyword. I guess what i'm trying to say is that I can't get this to work yet. Thank you, Dan |

| Google is beginning to crack down on abusing the Company Name and are starting to delete listings that have done so. It will probably take a while for them to purge all the abusers but do you really want to take a chance on having a client’s listing deleted? Plus if you list the business as ‘Toronto Accountant’ and a new customer sees the listing and drives over to the business and cannot find a sign that reads ‘Toronto Accountant’ they may just keep driving and not visit your client. Or they could call the phone number and when it is answered by a different business name they may say sorry wrong number and hang up. Remember the purpose of your work is to get feet through your customer’s door, not just a top listing in Google. In addition to description, also place keywords in the category listings and brands carried. Brad |

So, I get the idea that the party's over. Not entirely, of course, but in the beginning of this thread, you could virtually promise a client a top-placed Google listing in about 12 hours. Now I'm hearing that Google is hip to this trip, and they're taking a closer look at grayhat methods. D@mn! I was really hoping to finally be an early bird on one of these fantastic, creative methods and I came to the party too late again!! Sure, this is still an awesome method if you've got your client in the bag and can spend time SEO-ing and getting testimonials and all the EXTRA work that wasn't necessary at the beginning of this thread...but unless I'm missing something, it's no longer the attractive bait into online visibility that it once was. Awesome method in its time; I'm still tempted to try it.

I haven't read this entire thread, so I apologize if this question was already answered. Is there a way to determine all of the keyword phrases that are associated with Google Maps, or do you have to just manually check the most searched terms in the category/business that you are researching? i really want to try this...but it's safe to say that it takes a significant more amount of work than it did in the beginning correct? Would you suggest charging more than your original $497.00 because of the extra time and work involved, and also...what's the best way to market this idea since you can't necessarily give away one keyword because of the time involved.

Jay, Let me first start by thanking Jay for sharing his wisdom and techniques! I've spent a couple of hours sifting through this entire thread. I realize that a few specifics about setting up and optimizing Google Local Business Listings may have changed since this thread started in June 2009 like many people have keenly pointed out: o Stuffing the business name with keywords is risky and can results in getting an account banned o Google has become more active in moderating and cracking down on questionable/grey area listing techniques o Turn-around time for establishing or modifying a Google LBL is closer to 4 weeks rather than 12 hours o Using a sales person's or relative's phone number to verify the listing would confuse Google especially if there are other citation reference points with the business's actual phone number somewhere on the net. Even minute inconsistencies in an online business profile like this is also risky --------------------- However, I think some of the fundamentals pointed out here for mining out clients still hold true like: o Locate businesses whose sites are lacking an email responder o Locate businesses who have not optimized their listings keyword selection for search volume or competition o Locate businesses with unclaimed listings ---------------------- In the interest of updating this thread for 2010 and like many others have requested here: o Is anyone from this thread having success adapting a revised approach of this sales technique to land offline clients? o Should the new angle for identifying prospects be approaching those with listings below the 7-Pack and offering local SEO services to boost their rankings into the 7-pack? o Is there an updated cold calling/email script that works these days? Can Jay or anyone PM me with the contract (if any) that you have your Google LBL clients sign? Any Feedback Appreciated George |

Quick Note because I haven't said anything in ages... Here is what I'm currently focusing on 1. Website optimization - yes seo on your website is your best bet the achieving high Local Business ranking... 2. Create 5 videos through animoto - upload to youtube - upload to your listing 3. Get royalty free images (10) - upload to your listing 4. This is the secret source... (Citations) - You can never have too many 5. Reviews (Real reviews - at least 10 per month) Normally, if you create a new page on your website per keyword that you're looking to rank for and seo those pages many times that's enough to see great results... |
