I love list building. It's the past, the present and the future of internet marketing. It's not different from offline newsletter sending, it's just much faster and simpler to do.

You can market to your subscribers over and over again, which doesn't really happen if you simply generate sales without collecting your prospects' email addresses. If you let your visitors/prospects simply go through your affiliate site (or if they buy a product you own) without asking them for their email addresses, you just make the sale and that's it. If you have a list, you can profit from a subscriber you get today a few years later from now.
There's a "rule" saying every subscriber is worth to you $1/month, provided you build a good relationship with them. Well, I think this is an average, you can make less and way more than that. It's possible to live well off a list of 1000 subscribers for sure, as long as they are highly targeted leads, know you well and you have built a warm relationship with them.
The kind of a list you can have is a list of buyers. That is built by creating products and marketing them online. When a person purchases your product (say through Paypal), their email address is automatically added to your list, and this kind of a list is the best to have, because your subscribers must have good trust in you, since they have already bought from you.
Another great approach to take is sub-listing.
Sub-listing is the process of digging deeper into your subscribers' interests and taking some a little more personal information about them. You can, for example, create surveys and send them to your subscribers for the purpose of knowing more about them. Then you can create separate lists off of one large list, which makes them more targeted.
Say you have a list in the weight loss niche. If you promoted one general offer to the list and that was it, you would make some sales, but you could monetize the list in a much better way if you first sub-listed them to separate lists, one of HCG dieters, one of muscle builders, one of P90X work-outers, etc.
It excites me it's possible to make a lot of money by sending a single mailing to your list. This is the closest you can get to the push-button profits we hear about, which are, however, pretty much non-existent.
