However, I would like to find a suitable buyer for the site before I leave so here's what I'll do to sweeten the deal:

1. Include the Warrior Flip report and domain name - warriorflip.com

2. Include lists to SiteFlipSchool and the Warrior Flip (approx. 1000 subscribers in total)

3. Incude all the software, scripts, premium WP themes, and videos that I personally use to build and flip websites (over $1000 value)

4. Include two other domain names as bonuses - siteflipblueprints.com and domainflipblueprints.com

5. Reduce the BIN to $6000

Seriously if you have the time to invest into this business and are not afraid to work (yes, I've used that dreaded 4 letter word) then you could take this little puppy and turn it into a $50K to $100K business for yourself.

See this is why I am nervous to buy from someone I don't know. He says it made $20k but look all that he left out to make the $20k feasible for someone like myself. Also to be considered is the fact that his one-on-one coaching may be very effective while the new owner would be taking a chance.

Gotta love the irony of flipping a site about flipping sites. I actually think it is a smokin' deal if you can actually make $20k and pay someone $10k to run the thing. I'm not sure if you can with this site though.

There are no guarantees with any sites - you could purchase a site ranked on Google at #1 and there are no guarantees that it'll be there in a months time. It's up to you as the buyer to do you own due diligience before making a purchase.

If you're not confident with doing one on one coaching yourself you could outsource that element.
