"Looking to Buy Established Income Producing Website/s

My business partner and I have been looking to invest in either a premium website or a couple smaller websites. We have been buying small style sites for a little while now and would like to add to our existing business portfolio and dive into other niches or more established premium sites.

Here’s what we are looking for and would be willing to look at investing in:

Sites that already have an established income. Meaning the site is making at least $500+ net profit per month. $2000+ preferably but at this stage we're keeping our options open and will consider all sites on the table.

We’d prefer sites that are either Adsense or Clickbank style (digital information products). We already have other offline and online businesses so we'd preferably like low maintenance style sites as an investment.

The site/s must be ALREADY Established and with a good deal of Organic traffic.

We are NOT interested in anything that is too technical or is High maintenance. We are ONLY interested in Simple Passive Income producing sites that require little maintenance, and/or advertising. So in short established sites with organic traffic and/or repeat clients/affiliates.

Some of the details we require to check out a site are:

Screenshot Proof of traffic and Google Analytics (if you have them)
Income proof screenshots (we’d like to see at least 12 months proof – but if the site is not that old we will consider it if the income and traffic is established and stat's are legit). And even better if you have a profit and loss or accounts report (for larger style sites that would be a bonus).
We’d like to know what types of advertising you do with the site and cost break-down of these with CTRs.
If you have a subscriber/customer list for the site, what size is the list and what program you use this in (i.e. aweber, 1Shoppingcart)
If you have any affiliates and what percentage of the income they may bring to the site compared to your own efforts.
Does your site have a Pagerank?
What program/software your site is built in.

Would also like to know when the site was established, and if you are the original copyright owner - including how long the domain is active for.

We are looking to invest between $5,000 (for smaller sites) up to $25,000 (for more premium income producing site) so let me know what you may have available.

A web site that is low maintenance has third party payment processors that a prospective buyer would be able to confirm the claim of over XXX amount of dollars per month income by allowing the prospective buyer to enter the back office of the payment provider, confirm the income they claim, then exit the back office and the website seller changes their password to keep the prospective buyer from entering again?

That would be how someone would be able to confirm the income claims?

Sounds like a scammers dream. No, that would be incorrect. It should be just based on screenshots, and if you want live proof, then video shots. Most use 3rd part payment processors that they do not own, so giving someone else access that can change the password just as you could would be illogical.

Seems to be an influx of noobies who post the same verbiage in multiple posts. Maybe it's them trying to bump their post count. There's a LOT of that going on here as of late.

For the record, anyone can cook any books both in online business and brick/mortar business.

If you aren't willing to do due diligence on your own, then by all means don't buy a site. I prefer live screen casts so you can see what's going on.
