In the last 2 months, I've made around $350-400 with Hostgator affiliates. And that should continue, if proper efforts are taken.
You would need to dedicate say 30 mins / day on the website and work on it. You can allow Guest Posts, that's the best way, IMO.
If monetized well, and if one technique I suggest to buyer is utilized well, then around $500 or so / mo can be expected.

@liuyaqin, Quality SEO should be done. And you need to work hard.

Why are you going to sell this for $250, if you are making $350 / month you just need to wait additional few weeks and you might have the money....

Maybe I'm missing something here then please elaborate?

On detailed analysis, HG affiliates income from banner on this website is $100 atm, and few other websites, is another $250.

Call me crazy and slap me silly (and I think a few people on here might), but doesn't the following search in Google show that the site has only 873 links from this URL indexed? You're claiming 1400.

Maybe I'm missing something here.

Also, while the domain's not that old, he's right that it's got some decent activity according to Alexa.

Also, where's the HostGator affiliate banner/link? I didn't see it.

It has over 200 Backlinks on Yahoo too. And Getting over 200 UVs this month, constantly.
