brik2005, sorry for the late reply, I thought I was subscribed to the thread but apparently I was not. I'm not sure what you are referring to by updating, the site is an application where users can sign up for accounts and create there own virtual tours. So on our end, there's very little updating needed. I currently handle support on my own and I would say I receive maybe 1-2 requests per week that take 5 minutes each, so it's very minimal on that end. |

| Hi, Can you tell me what kind of technical expertise would be required to maintain this site? What would it take to get familiar with the "nuts & bolts" of the site, the software it's based on, handling issues that may arise? You mentioned that you get a few support requests, what kind of "support" is required & how much time does it take you on average, daily or weekly? I want to complement you on the work you've done. You've kept the site simple, which really shows up the beauty of the tours, and you've obviously made it very user-friendly. Thanks. |

mebot: thank you for the compliments about the site. I did put considerable work into the site (over 1 year of basically full-time work) in addition to the work from my top of the line development team. I personally have very little technical/coding knowledge and I am able to maintain the site by myself. The site is so streamlined that it doesn't take much at all to run and manage this service. The software is totally custom and built in PHP. In addition, if you did want to make changes the original developer is on call and able to quickly make any updates or changes that you desire. The support is typically a user that hasn't read the help files or followed the directions . They're looking for answers to why their photos didn't upload properly or things of that nature, which are usually a 2 min. email reply to the user and I rarely run into anything too complex.Thanks! |

Andrew, thanks for the pm..... I have been talking to a good friend of mine who is a realtor and we have been analyzing the competition out there.... there are certain sites/services that allow realtors to have this for free....so we looked at the instances of keeping it free and then allowing people to pay for upgrades. Just to let you know where our mindset is... Any thoughts on this? |

i was wondering what would happen to the existing clientele that you already have .. or is this a few sites that you already have and you would sell one bare bones with no clientele ? How much training would be involved on your end .. or would this be the developers task? thanks |

That is a great site, easy to monetize, though I'm not sure if I think 'ads' are a good plan... perhaps ads for the free listings, or none for the $XX per month crowd. Have you considered a JV? I know many a person who'd be very capable of running it well and taking it into black ink; most of them would rather JV with you on it though with either an optional (or forced) buy-out in the future. That protects them and you. Doing it right would be a lot more tax friendly too. Anyway, great site. If you want to talk seriously about it just PM me (for either the JV side, or just tips on the tax friendly bit). sharp |

i see your asking price. that's steep for a concept. Getting property managers and realtors to do these kinds of things is like pulling teeth from a great white in the middle of a feeding frenzy, especially when it cost $$ and no one else is using the system. with print media it was easy to say that you distribute 10k copies of your real estate paper around a metro area, and sell the ad space based on that. With the internet it's much harder to drive that traffic, sell the product to the b2b, and make sure the driven traffic is geotargeted enough that the conversions are with the effort on the part of the realtor while making sure the content is robust enough to keep traffic sticky and coming back for more. my suggestion would be to work hard and get a few local realtors to use the site and advertise it for you, then start charging for upgrades. The problem with the internet is that if you dont do it for free someone else will. The good news is that it's so hard to get new real estate b2b clients that once you get them in your system (as long as it works) they are less likely to be persuaded by other suitors. if none of that works get a hold of me.
