Depends on the niche you choose.

One of my clients is selling a clickbank ebook and the commision is $30 so he only needs 3 sales to break even and hes on target to do that within 2-4 weeks.

If you told me you like golf then I would find the keyword and find offers related to the keyword and build the site around it all.
