$400/per month residual income, membership site for sale

I have a mortgage / real estate membership site for sale posted over on Flippa:

The site continues to generate about $400 per month in residual member income. I'm looking for someone to take it over, since I've left the industry and am no longer actively running it.

I bet you got some post-sale hawks approaching you after this auction ended unsold, eh? Don't worry...if the site is regularly earning for you and is not on the decline, you probably shouldn't sell for anthing under 10X...just not worth it, you know?

My original goal was to raise cash to put towards a few of my other projects, instead of taking out a loan.

I've had a few offers for the site but none worth pursuing. I'm not going to lowball or give the site away. I'd rather keep my little cashcow flowing month after month. Yeah, it's not a fortune but it's a dependable side income and "fun" money.

If someone wanted to make a fair offer, I might still consider it.

Yes the site is still available but I've decided to keep it unless I get a reasonable offer. I wouldn't accept anything less than about $10,000. It generates a consistent income of $400 to $500 a month and the Membergate software alone is worth $3,000 plus all the value of the hundreds of pages of original content and SEO.

If anyone is interested in the site they can private message me. Otherwise I'll simply keep the site running. It's a great source of income and I don't "need" to sell it.
