I am selling 10 Adsense sites. Each of them has 3 unique articles, which targets on one keyword. The keywords or niches are all PRODUCTS, which means they all have high potential and flexibility in terms of monetization.

Why am I selling:

I sell them because I need cash. I have done thorough keyword research for these websites. I made sure every keyword has low enough competition and high enough traffic and commercial value. (See below) To be honest, I am reluctant to sell them before monetizing them. But the fact is I need cash for my other projects so I have to sell all of them to internet marketers who are interested in earning money.

Honest confession and conservative earnings estimation

To be honest, these sites are indexed in Google but I have not done any SEO for them yet. They are NOT ranked even in the top 50 for their keywords. Therefore, I can't give you any revenue proof. But from my experience, I can give you a very conservative estimation of their Adsense earnings. (You can disagree with me, of course.)

As you can see, the total searches is 93900. Let's assume we can capture ONLY 10% of these searches. Experienced internet marketers will know 10% is not a difficult target. All you have to do is a little SEO effort and push them to page 1/top 10 in the SERP. That makes a monthly traffic of 9390.

You can also see that the CPC is $2.32. But this is the Adwords CPC, NOT what you will get for Adsense. From my experience, Adsense CPC is within 40%-60% of the Adwords CPC. (Experienced IM will know I am not lying.) But we will assume it to be a conservative 30%, which is $0.7.

We also need the CTR to complete our estimation. Again, experienced IM will notice that all the themes I used are Adsense optimized. Spencer Haws, an authority IM in Adsense, said we should expect a 10% CTR (See this post) but again, we will play on the safe side and expect a 5% CTR.

Monthly Traffic: 9390
CTR:5%
CPC:$0.7

Based on 9390 monthly searches, 5% CTR and $0.7 CPC, we can estimate that the monthly earnings of these 10 sites are $328.65. But again, we want to be conservative so let's make a 20% off.

Our final estimated monthly revenue will then be $262.92.

NOT Conservative Earnings Estimation (Adsense)

You can totally ignore or disagree to my non-conservative earnings estimation. I just want to prove the potential income for these sites.

If the CTR is really 10%, which is quite common for those themes, the monthly earnings increase to $657.3.
If one can capture 20% of the traffic, which require those sites to rank on top 5-7 for their keywords, the monthly earnings increase to $657.3.
If the CTR is 10% & one can capture 20% of the traffic, the monthly earnings will increase to $1314.6.

NOT Conservative Earnings Estimation (Affiliate)

To be honest, I have never tried affiliate marketing before so I cannot estimate the earning of this part. If you know how to do so, please estimate it yourself for a 9390 monthly traffic.

Prices of these 10 sites

I have done a little research and found that most of the sites in Flippa were sold for 12-15 times of their monthly income. For aged websites, it can be sold for 20-25 times of their prices. (Please correct me if I am wrong.)

I know that my websites are new and lack revenue proof. They also lack SEO.

But what they HAVE are

I have seen your listing on flippa and your asking price is way to high compare to the state of websites in current position. Its good to be optimistic about sales but you need to be practical as well.

About the look and feel of the websites it gives me the feel of MFA sites and after PANDA update I personally stay away from such sites. If you go through WF you will find many IM selling full site services for as low as $25/per site. Even if I do it myself it will not going to cost me more than $30 (domain-3 unique articles-logo), hosting extra.

If all the websites are already making earnings as estimated by you, then your sale price is justified.
