Seeking Urgent advice!

Panicking here and need a bit of advice.

Excuse the vagueness, it's part of the problem...

I'm Freelancing at a branding agency this week. Towards the end of the day, my colleague briefed me on a housing renovation project in which an old block of flats is being turned into luxury apartments, offices, a coffee shop, and a co-working space.

He then said, "Can you start writing ideas for how we should talk to people. Residents, businesses, visitors, etc."

When I got home I realised I'm not actually very clear on what to do. There's already a rough tone of voice guide and a few sample ads.

He has to pitch it the client tomorrow and I wanna do some work in advance of tomorrow. It's completely my fault for not seeking clarity.

Here's my question.

If you had to take a stab at that even though it's vague what angle would you come at it from?

Thanks so much for any help and apologies again for how shit and vague i'm being.

(Hoping there's someone who has worked at a design agency before that might be able to offer something!)

    First off you probably should of said you need more time or decline the work. How ever since your in a major pickle. Go to google and look up Bell Works in Homdel NJ in the US. This is the old Bell Laps property that now has a very similar concept as you described. Look at the information laid out. Study it and get some ideas how to implement it in your project. Think the link is https.//Bell.works. They pretty much have just finished this project.

    Also take a look at TollBrothers.com at the listings for Monmouth county or Look up Fort Monmouth since this is a similar project as Bell works. Also look at K. Hovnanian for other information on the projects they undertake. Khov.com

    There is NO pitching current residents. You say tomorrow,

    We got a plan to gentrify the hell out of this place and make you tons of money.

    If he asks how, one word.

    STARBUCKS baby, STARBUCKS.

    All successful gentrification projects begin with that. Or do some other boring old song and dance.

    This is probably a little late, but.... Who are these "people" that are being pitched to? Are they the neighbors surrounding the area? Are they folks who will be occupying the new space? Are these investors in the project? Are these architects, or construction people? That would help. I have a ton of experience in development and real estate marketing, but am not clear on who you're speaking to, or what the objective is.
