      It's a great idea.

      People write 10 pages to sell a $27 eBook but only one paragraph to sell a $500,000 house. Real estate ads are terrible, and the best way to sell a house IMO is to set up a website, and describe every single feature as benefits. Loads of photos and sell the dream. But specifics is the key.

      Take me for example. I'm renovating a house at the moment, and when I'm finished I could write 5 pages on why each single thing is the way it is, from the way the concrete falls to what's under the floorboards. I'd put in half a page on the restumping process and why it'll last 100 years.

      I tell you, if you want to sell a house long copy is the ONLY way to go.

    I'd agree with Hugh.

    As with anything else, the best way to sell a house would be to sell its benefits.

    An example: I remember how an estate agent (realtor?) sold a house by tapping into the buyers wants. She found out beforehand that the couple were after something with a good view.

    This particular house had a nice scenery towards the back with a river running along it. So she kept harking on about the gorgeous scene at the back of the house and got the sale.

    Joe Sugarman sold a house through direct mail... if I recall correctly. Might try and see if you can hunt that ad down.

      Actually, it didn't sell. He got publicity and an offer from Walt Disney to sell his home in the same way, but Joe refused.

          Me too. Its a shame more Internet copywriters don't study his stuff. Can you imagine seeing a 3 word headline on an IM sales letter?

            It is a shame, but all the better for those of us who do study his work.

            I've got a five hours audio interview he did with Dan O'Day. In it he goes further into his 30 Triggers.

            Also have another set of two audio tapes (tapes!!) on Advertising secrets of the written word.

              That is one of the best opening paragraphs ever. Two compelling offers - a deal and a story - to lure you in. How can the reader NOT read on?

              You can only write like that when you have complete control of language. And 'mastery of language' is a rare bird these days. Looks too much like 'work', I guess. :rolleyes:

      Saw some smart cookies selling a house around my way the other day with a flyer advertising "fast action bonuses" if you bought before a certain date. It was very nicely done.

              Heh-heh, nice Bruce.

              The funny (or scary) thing is... I got lucky with the client on that one. I can think of a few IM goorooz who would reject the "Ban This App!" headline and ask for something similar to your one.

              But then you knew that already

              I remember handing a letter to a client once, only to see when it went live, he'd clumsily inserted photographs of Porsches and Luis Vuitton luggage!

    There's a guy here in Texas that does this in the Dallas area. He has a website and focuses on one property at a time. He offers fast action bonuses which include a free flat screen TV, free professional home cleaning, free 1 year home warranty.

    I've never seen a property advertised for very long so they're selling fast.
