I just completed my first paid gig... here's the result

This year I decided to take on some extra side projects in my area. There is a a small ad firm that I just finished a project for.

BTW - I did BOTH the lay out and the copy writing. The campaign just went live so we don't have any data yet. The money wasn't great, but the experience was a lot of fun and really educational. I would definitely want to do this again if the circumstances were right.

Any opinions/comments would be appreciated. Thanks.

As far as layout is concerned the 'top of the fold' section
of the ad is waay too busy. Too many different font sizes, colors
and dense text. The results? The headline doesn't stand
out. Also the headline (from text size) "they come to
us" is not customer oriented. This is typical of big
companies speaking about themselves rather than
    the customer.

Congrats on your first paid gig.

Thanks for the response. I originally did the whole top part in html and presented both versions. The client preferred the graphic intensive version more.

I must confess, I wasn't sure is a "Mortgage Buyer's Handbook" geared for the person buying a house and trying to get a mortgage? Or is it for a financial dude who wants to buy existing mortgages and hold them?

Whichever it is, I might actually phrase the head line that way, either

"Found the perfect house and now looking for the perfect mortgage?"

    or

"Have money to invest and want to..... " -- I'm thinking that your target audience is this last one, based on you having testimonials by The Loan Store and other financial groups

Having said all this, I am willing to believe that people who are in your target audience (I'm not) might understand you are talking to them already.
