What does a great Craigslist for an apartment look like?

I'm trying to get as many responses as possible to ads for apartments and houses for rent. It's tough to know which ads are getting a higher response than others, so I can't exactly glean knowledge from craigslist itself.

Anyone have any tips?

    Your best bet is to do some testing with different kinds of ads. No one is gonna be able to answer that question and if they can answer it, they won't.

    You're going to have to have to have a lot of pictures. Make the potential renter feel like they're actually in the place. I'd say to stage the apartments/houses as much as possible for these pictures.

    If you can, actually do a guided walk through video and post it on YouTube and put a link to the video in the ad. (You make a YouTube channel for this with proper tags, keywords, etc...you can even find renters through YouTube/Google possibly)

    Like any other copywriting, you have to sell the benefits of the place for rent.

    For example:

    Is it near any cool bars/clubs/restaurants, etc...?
    Is it within walking distance of a subway/bus line? (in a major metropolitan area)
    Are there adequate shopping centers (grocery, clothing, etc...) nearby?
    Is it located in a safe, quiet, neighborhood?
    Are there good schools nearby?
    Is there on-site parking, laundry, snack machines, etc...?
    Are pets allowed?
    Is it near any playgrounds?
    Is the rent cheaper in this place than other places in the area?

    One thing to add to the above post: You need to know your area.

    You need to know your area because each area has something exciting about it. And until you know what that exciting thing is, your ad will never stand out.

    For example: Apartments in Park Slope, Brooklyn feature their cross streets. They also feature the distance to Prospect Park. And they finally feature the walking time to the subway.

    Now, your area is going to have it's own selling points. But you can discover these selling points with just a little work: Just scan the CL listings for your area, right now. And then open your favorites in tabs. Finally, notice what these ads all have in common. And then feature those features in your apartment ad.

    Follow this process and your ad will be a winner.
