What is the best writing angle for a health & care related pet ebook?

This is for an exotic type animal and the owners are really passionate about this pet. Difficulty of taking care of this pet ranks around an 8/10.

I've been reading a lot about copy because I simply can't afford to hire someone to write it for me and I want to do a good job. I've been learning a lot from Joe Sugarman...

He says the whole purpose of the headline, sub-headline, and all images (and captions) is to get people to read the first sentence. And the second sentence, to read the third, and so on. And during this first paragraph, or two, I should be building the selling environment.

My question is, what should the first few sentences of this copy be? What kind of overall theme or angle should this be written in for the best response? I don't think the "scare" tactic is a very good one in this case, but I may be wrong? Please, any advice from experienced copywriters would be greatly appreciated!

      I would also start with a wonderfully warm-feelie story... and then give a general summary statement about your book and how it helps the warm-feelie happen.

      Then use teasers to lead readers through the text. You know, something like, "Why would you x for your pet? Page y tells you the answer."

      Or, "When your pet does y, he's trying to tell you...."

      To not answer your question...

      I have a question for you:

      Is there a hungry market here? I mean, an exotic pet ain't a dog or cat... not even a fish. Are there enough owners of this pet out there to even create a broad enough market from which you can find buyers?

      That would be my first question.

      Now to answer your question, yeah I agree with everyone else. A great story could work. There has to be a ton of empathy in it however.
