Renting or buying an officespace/warehouse?

I've been having some thoughts about having a place where I can conduct my business during the day that isn't my house (rather my mom's house, I'm 22 and moved back in for a short while).

I don't have a whole lot of inventory but I am slowly going to be building up to a sizeable amount (maybe fill up a single room soon). So it would be nice to have more space but I also think it would be nice to just have a place to go during the day, you know, sort of like leaving early and going to an actual job. I'd probably be able to be more productive this way too.

So what I am wondering is, what do you think would be a god idea? Should I try to find a small warehouse to rent in my area? I was actually thinking of building my own small warehouse, 25x30ft approx., which would run somewhere between 10-15 grand. I don't make a lot off of ecommerce right now, just a few hundred a month, very early stages, but this would be amazing. Thoughts?

    Early stage ecommerce: I advise doing everything on a shoe-string.

    Save every single penny wherever you possibly can. Entrepreneurs prove their products and business model first before starting to spend any money that they absolutely need not have done.

    Obviously I don't know you or your circumstance, but from what you say save your money and invest it in your products first.

    We had the same thoughts early last year. We were only making a few hundred a month onlne, and needed that to rise.

    In our case we opted for a small shop close to where we live. I can tell you that leaving the house, allowing you to focus with no distractions makes a big, big difference. For us sales and net revenue rocketed, despite having rent etc to pay.

    No doubt our example is completely different to yours, but it is certainly worth you making enquiries in your area to see if there are some schemes to help startups with premises etc.

    sublease from others on a month to month basis, that way you are nimble to move as you expand. It might be a little more but you aren't locked in to a lease. Building your own at this point ties up capital for marketing and inventory, plus you probably need utilities and permits etc for new construction. First max out the house and the garage! Even a rental storage unit is a cheap easy place to store components and inventory while you still work out of the house. Don't move or commit to space until you really have to.

    If you have $10-$15 grand to spare, that's enough to rent or down payment on your own house. Store inventory in the garage.

    I'm no guru but here are my thoughts. I just rented a location. $500 per month, 22'x22' Garage, 11'x22' Office, Utilities included until we see how much I am using. I absolutely need a place to work from that is not home. Number one reason is that home is where I go to relax, work is where I go to focus and be productive. The two are hard to mix with a 10 and 3 year old.

    My reasons other than that are as follows:

    I can purchase product source it directly from the office.

    I can open up on weekends to sell excess inventory.

    I bought a load of tools yesterday, $300. Sold 3 items 2 on CL one on eBay and have $314. I will sell the remainder for $500-1000 more asap. Not bad and the office is paid for this month.

    This is also the International Distribution Hub and Corporate Office as well as my personal think tank where I can use the dry erase boards and plot on how to make my first Billion!
