We have a vacation rental company, have been around since 2003, way before airbnb etc. We have a huge list of old and prospective customers that we have just cleaned with 300k live mails still in use. We have not really done too much mailing but due to the cost of adwords and seo being pushed down we need to try something else.

What do you think is appropriate to keep them interested and not end up in the spam box? I guess a lot of you get emails from booking.com with deals and suggestion where to stay, I think they are quite good as they remind you they are about.

1) mail how often?
2) mail education as well as offers, or just offers?
3) vary templates?
4) anything else you can think of that would work for vacation rentals in main European cities?

    How often to mail is pretty subjective and many people have different opinions about this. To me the more important thing is how many people open the emails because you could be mailing once a week and have 50% open rates and mailing 5 times a week but only 10% open rate. I guess you just need to test it out. That said, personally I feel a couple of times a week shouldn't be too much.

    I would suggest varying the emails with offers and education with a mind to having a link to click either to your article or offer. This is so that they are used to clicking on links in your email.

    Another thing you could do is run contest or surveys to keep them engaged and find out more about what they want to know.

      Definitely run a contest, they work well and you can use them to segment your list so it's even more responsive.

      If you can engage with the current subscribers you are sitting on a gold mine..

      You could also import them into facebook as a custom audience.. then run various offers to them

    I think list segmentation is a great idea.

    I would plan a massive campaign, but I would ONLY repeatedly email those that opt-in to a new list segment.

    (I would literally setup a squeeze page to attract those who are interested, or configure an autoresponder to move any member who clicks into a new segment).

    That way, you can repeatedly contact ONLY THOSE who are actually interested and active.



    As far as what to send them, you could literally have 5 different campaigns setup just as I specified, so you can easily split test a variety of different offers.

    Ok Thanks guys, I like the idea of contests, maybe discounts. As to the subject of say 5 different campaigns what sort of things would you suggest for vacation rentals? Forgive me for my lack of creativity at this point in time, I need to get pointed in the right direction and then it should be easier for me.

    Some ideas per perhaps

    Last minute offers for upcoming events in cities we are working in
    Seasonal offers of cities for say winter
    Education on how to find the best deals

    Stuff like this? IS it too general?

    Also for segmentation specifically what would you be looking to get it down to?

    Hi there,

    How about trying to run a re-engagement campaign with some cool content (maybe some giveaways, cool tips or travel advice or something) without any selling, then follow up with some contests etc and segment you list based on opens/clicks or whatever goal you set.

    Remember to split test various "from addresses" etc to see which one gets the best open rates etc.

    Then weed out the unresponsive leads completely or move them to a different autoresponder account and send them a new campaign trying to get them to open and re-engage or buy.

    In order to get your list alive again and responsive, just shoot them an email catching up with them and letting them know how your business has been busy lately and that you will be sending them useful information that they want to keep their eyes open. You can also provide a free gift to get them going again. From their I wouldn't pound them 2-3 times a day offer after offer instead you can do a quick survey and ask them what they need help with. From their you can send useful tips with recommendations included. Check open rates and click through rates to see who opens and who doesn't. If some of your leads end up not opening even after the course of you providing them value, what you can do then is trim them off of your list. Having a big list is no good if it's not responsive.

    Your first step should be to engage your current active subscribers. So long as you don't use words that trigger the spam filter, your emails should get to the inbox.

    Discounts are a good way to engage subscribers. You could even offer a free three day vacation voucher for those subscribers who book a tour of your facility or attend one of your local seminars.

    1) Well, as someone else pointed out, this is subjective. But MY hard and fast subjective rule is: do NOT email me every day. Unless you've got something important to share with me, once a week ought to be plenty. Okay, maybe twice.

    2) The other part of my hard-and-fast rule is: Do NOT send me pitches in each and every email. If you don't have some tips, advice, useful info, and/or freebies, I WILL be subscribing fast. Or, if I do value your email sometimes (e.g., when I'm ready to plan my next vacation), I'll filter you off into a folder straightaway without even seeing you in my inbox.

    3) You want people to recognize your email, and you want to build your brand. The only way i can think of that different templates would assist you is if you use them for different list segments.

    4) The polls and contests could be very helpful. Since I never win anything, I don't bother with contests, but I'm usually a pretty faithful poll filler-outer

    What I did with is to send them a FREE Report and remind them that they are my loyal subscribers and I got several Opens
