How to monetise 100k subscribers (homeowners)?

Hi folks,

I have run a successful property web site in the UK helping homeowners buy, sell and rent. When we started out we added three (opt-in) check boxes on the registration form:

Tick if you are happy to receive:

1) Special offers and news from us
2) Info from carefully selected third-parties
3) Occasional surveys from us

We've never monetised this list and it is well over 100,000 now.

I'd like to know:

1) How best to monetise this list?

2) The best (and cheapest) way to initially clean this list up (there will be older emails no longer valid). I'm guessing just sending an initial email (to check bounces etc) is a bad idea as it may cause issues.

3) Who to use to send emails and how much it might cost to host a list this size?

4) If we were to start sending emails now, is it best to ask people first if they want to get them? (i.e. are there any law changes that mean we have to do this?)

5) Any organisation or entrepreneurs that can help monetise this list?

    Find relevant affiliate offers that you can send email about.

    Search around in mayor affiliate networks about your niche and send them promotions of those offers.

    To host a list of that size I think it would cost around $500 per month.

    If your list is interested in real estate investment properties. You can be the "Go To " guy finds the deals, and flips it to them if they are really interested in that. It's important to focus on what they opt in for because if you start sending them unrelated information that they never subscribed to, they will get confused and unsubscribe from you quick. Send them a quick reminder and let them know who you are and how you can help them. If they are also interested in real estate courses online, you can offer them real estate affiliate products that will help them.

    If you have a list of subscribers who agreed to receive emails from your partner sites, then you could sell those leads (as you've already gained the subscriber's permission to receive outside emails from others). That could monetize the list in some way.
