How Would I Price These Websites?

Last year I bought 12 related website names and spent alot of time developing about 5 of them. The goal was for each site to have a different focus in popular niches (beauty, work at home, relationships etc). Each site links to and promotes the others. About 5 of them have been extensively blogged on. I have done some promotion and they get traffic. Some affiliate sales, adsense and I have been contacted by advertisers for two of them etc. They are getting into google ranking and are at PR1 now. They take time to keep up with.

Someone saw a blog post I wrote for one of them and offered me a great freelance opportunity plus I have other websites. I decided to sell the 12 related sites as I wont have time now to fully bring them to their potential.

So how would I figure out pricing to sell these? I know that sometimes income earned is used, but these are just starting out....yet the way they all work together can add great value.

    Some other categories other than revenue used to price websites:

    1. Domain Name - Is it easy to remember, brandable?
    2. Content - Is the content well written and unique?
    3. Design - Are the designs for these sites well done or is it a default or free WP theme?
    4. PR - Does your site have PageRank? (Thanks Fernando)

    Each of these have an affect on asking price.
