Flippa - Screen Sharing And Escrow

Hi guys, i'm in the process of selling my ecommerce website on flippa.com and i have a few questions about due diligence and the whole process of selling / buying.

While i understand that buyer due diligence is most important, if i were to buy a website i would like investigate all aspects regarding it, there are a few things that i can't find a good solution for.

One of the potential buyers has asked me to do a screen sharing session, via teamviewer or skype so i could show him:
1) the admin side of the website, the orders and customers
2) the financial details (within paypal)

I don't mind showing him how the site works and all the back end stuff but i do have a problem with showing him the clients / orders, since there might be a privacy problem here. He could see the clients' personal details (name, addresses, emails) and even their payment details.

Same thing with sharing my paypal screen, he could see the buyers' details there as well and who knows what other details of mine he could get.

So i'm asking, is there a way to get around this? I mean, to hide the customer details and personal finance details from the buyer while doing a screen sharing session?

Also, 2nd question is regarding the escrow (this is the first site i'm selling, so i don't know what's the best way to handle transactions). Is it better to split the transfer and escrow into 2 parts (half for the website itself and half for the domain) or just do a single escrow for everything?
I'm only concerned about our email list of almost 60k people (clients and opt ins), really targeted to our niche and was wondering if the buyer would deposit the escrow amount, get his hands on the website and email list and then reject the transfer. From what i have read online so far, we could get the domain back, but the buyer would get his hands on the email list and he could definitely use it without our permission.
How should i address this problem?
