Is this a good way to sell a website on Flippa?

INTERNET MARKETING

I recently finished doing a video course on making money online and one of the ways described was website flipping. I decided to try my hand at this and made a simple website selling Hawaii goods wholesale and am trying to sell it now on Flippa as a turnkey business. I'm promoting the business with the added bonus that if you do decide to buy the website, you will have the unique opportunity to make trips to Hawaii and write them off as a legitimate business expense, when filling out your taxes. Do you think this will entice people at all? I don't think that will entice people at all. I think how much money it makes will entice people. If you can't sell that, you need to sell potential and hope someone over pays.

  Flippa sales are mainly money maker exchanges. Your site must be making income and that's all they are interested in - even if only to re-flip after a few months.
  
  In some instances, the value of the site to a person relies on other factors if they happen to have the skills to compensate for a site's other weaknesses - but it is a game of chance for this to happen (but it has).

What you are doing is domain flipping not website flipping. I looked at the listing and all you are selling is the rights to the domain.

It is hard to make money on Flippa.com selling domain names.

It would make more sense to develop the domain into a website before selling it.
