Default Niche Website + 120K Targeted Emails - Whats it WORTH?? $$

This IS NOT a for sale thread. I am simply posting this to get an idea for what all my hard work and planning for this site is worth. Depending on what I get for replies I may list this for sale.

This site is my baby (lol) and I have been working on it off and on for the past 8 months and with my offline marketing business taking off I just dont have the time or the motivation anymore to take it to the final steps to be a killer money maker.

So I would rather just "cash out" on all my hardwork and pass this onto someone else who has the time and desire to turn this into the money making machine it should be.

So here it is...

I have a niche website (motorcycle related) that I have been working on for the past 8 months along with 120K+ targeted email addresses. The emails are not opt in subscribers but as we all know a good portion of these can easily be converted to opt in subscribers to this site with the right email marketing campaign and white/gray/BH marketing strategies.

The website is a wordpress site built on one of the Revolution themes and is slightly customized.

The site has...

- about 16 pages of content with affiliate links embedded into the content. (reviews, how-tos etc.) Commissions can easily be made with whats on the site as of now but an endless number of content pages can easily be added for a very long term source of income.

- multiple rotating affiliate banners already placed onto the site ready to start earning commissions for the site. Each ad spot has 2-4 banners that rotate evenly so the visitors will be exposed to a variety of ads.

- a "store" section which links to a zazzle store where visitors can purchase various merchandise related to motorcycles (tshirts, hats, hoodies etc.) There are already 11 pre designed products ready to start bringing in even more commissions for the site.

- a "killer deals" section which links to some ebay partner network listings for even more commissions

- an "advertise here" page displaying all the places on the site where companies can pay a premium to place ads onto the site along with prices (a more steady stream of income option rather than just displaying affiliate banners on the site). Believe me, once this site has just a few thousand of the 120K emails as opt in subscribers, companies will be banging down the doors to advertise on this site.

- an opt in form to convert visitors into opt in subscribers so they can be marketed to on a weekly basis. Right now I have a WP opt in form on the site but was going to put an aweber form up there and start converting these emails into opt in subscribers on my aweber account so I can easily and legally promote to them on a weekly basis.

- a call to action on the front page of the site as yet another incentive to convert the visitors to opt in subscribers...you know the drill.

- strategically placed adsense text ads to bring in some nice adsense income.

A few private companies with their own affiliate programs
Ebay Partner Network
Amazon affiliate program
Zazzle
Singlesnet

..there may be more but thats just whats on the top of my head right now.

The site looks very professional and clean and is ready to start earning income with just a little email marketing to get it up and running. This site has the potential to earn the owner a very handsome, long term and steady source of income with just a little email and article writing every week or so.

SO WHAT DO YOU THINK THIS IS WORTH? WHAT WOULD YOU PAY OR EXPECT TO BE PAID FOR SOMETHING LIKE THIS? Help me out here!

You'll find that most marketers are interested in buying websites that are already earning income and also have a track record of 3 months or more.

I have sold many websites through Sitepoint Marketplace (now flippa.com), and they usually value a site based on 10-12 months of the average income earned. So for example, if your site is earning $1000 per month you can expect to get $10,000 - $12,000 for it.

That being said, I've seen websites that have 'potential' to earn money sell, but they rarely sell for much. Maybe $500 - $1000.

The first question your going to get is:

So you have 120k email addresses that means 120k people visited your site already. How much have you made? If nothing a smart person is going to see that you've monetized it but the market doesn't buy........ if a small amount well then your working with something. If a decent amount then you can get into higher money.

Sites usually sell for a multiple of what they earn per month. (8 to 16 x). Usually about 10 months income... I've paid 24x income for a site in the past because I knew it had the potential to do that same amount every few months and I wanted it for a different project. That was more of a domain speculation thing though and not based on income or traffic.

2 to 4 times cash flow. 4 times only if it's mostly passive income.

Where did the 120k email addresses come from?

If they could be easily converted to optin subscribers, why don't you do it and increase the value?

If the site could be monetized so easily, why don't you monetize it and increase the value?
