How do You Value/Price a Website for Sale?

Hi,

One of my sites is almost 4 years old that is updated on the 15th of each month. It's a monthly online blog/magazine in the beauty industry that gets around 560-600 uniques a day. It also has a 3000 subscriber base in my aweber account. It belongs to my wife and she's thinking about selling.

How do I get it valued? What would it be worth?

    It really comes down to what you are able to get some one to pay.

    Seriously though.

    I have typically heard that for many mature sites about 1 year of earnings is typically the high end, but with the right domain name and potential customer base the site might go 3 or 10 times the current years income. It depends on the buyers knowledge or lack there of and their intended use. Since you did not list income it would be really hard to even guess what it would be worth as that is the number 1 factor in pricing of a website.

    How much is each new potential customer worth?
    If the aweber account went with the site someone in the niche would be able to give you a better feel what each subscribers worth would be.

    Of course there are all kinds of add ons as well that can adjust the number up or down.
    What drives the traffic straight search, ppc, email campaigns, etc... what is the cost to get traffic?

    Is it a membership site, does it sell products, or is all revenue from ad sense, or is there no revenue at all, etc...

    Then with the amount of new unique visitors and conversion rate you could swing getting a little or a lot more for the potential future growth. No likely, but if you have the facts and figures and present it well you can get someone to buy it.

    You can use many web site tools that provide a quick value like

    This would really just be a guide, but most sites that sell for anything over $1000 will most likely be based on proven income.

    formally sitpoint.

    Flipa is a web auction site and you could easily get a good feel for what your website is worth by getting actual prices of comparable websites that have recently sold.

    Once again these are good ways to at least get closer at its true value.
    There are so many factors that can go into pricing a website it is hard to tell.

    The same site could sell for $100, $10,000 or even more. It is just how you market it and what the buyers perceived value is. It is just like in real estates were a plot of land might sell for $30,000 to a home buyer, but sell for $150,000 to developer. For the home owner $30,000 is a large part of the value of his new home where as for the developer who plans to put apartments or a shopping center on the land they see $150,000 as a small price to pay to get the income stream. Yet the land is really the same.

    Ive sold numerous sites and a general rule that I go by, that many others do, is that you sell for 2 to 3 years worth of income.

    So...if youre site generates $30,000 a year, you would sell for anywhere between say $60,000 and $90,000.

    This figure obviously is highly conditional based on many influencing factors however.

    There are numerous appraisal services. I'm assuming no income for this site since you didn't mention it. It has good traffic and the subscribers are a plus. Age of domain a plus. Don't know about design ...

    Based on what you've told us, I would probably put this site up for $797. If it had income, a lot more. Design would have to be really up to par to get this. $797 would be a fairly quick sale for this site. You could try for more, but it's hard to squeeze more than that out of a site with no income, even if it has good traffic. If you list it, make sure you provide screenshots of traffic. You will be asked for it, as well as referrers.

    This is just off the top of my head without seeing the site.

    Have you checked this website out? Website value calculator and web information. I gives an estimate from the amount of traffic it receives and other information.

    I seriously believe there are only 2 factors in the value of a website.

    The income you have been making.

    The value of your Name.

    If you get high traffic then that's worth something, but not as much as if you were earning a decent monthly income from the site.


    600 uniques is pretty decent traffic.

    I'm assuming it makes no income, because you didn't mention it.

    Sites like this fetch around $2000-$3000 on flippa at the moment, but page rank and profit are also factors, as are inbound links and alexa rating.

    You'll get a high price if it has income, subscribers are a bonus.

    I'd go directly to the beauty blog networks and ask them if they'd like to purchase it. You have a few assets no one else is talking about, like a list. You can use that to bump up your price, regardless if the site is making money or not.

    There are TONS of blog networks right now. It's become really popular. It shouldn't be too hard to sell this website for $2-$3k, if that's what you're looking to sell it at. With any luck, you'll get into a bidding war with a few networks and you might get $5k-$10k for it.

    If it's making money, the value is usually determined by 2-3x yearly net.
    If it's not making money, there isn't any specific or widely accepted way to place a value on it...and therefore, an auction format is probably your best bet.

    As far as I know, there is no such formula - it depends on individual sites, how long they've been at that level of profit, whether they are growing, what risks are inherent in the deal and other variables. Some sites sell for 2x monthly earnings, some sell for 200x.
