Proactively marketing domains and websites

Have you ever actualy made an effort to contact an end-user who may be interested in a domain or website that you own?

what success have you had?

We have a large amount of domains and dozens of sites but when cold-emailing a prospect, we get perhaps 1-in-20 replies and a tiny percentage lead to a sale.

is it all about the salespitch and following it up properly or is it just down to having a superior domain or website and catching the right person at the right time.
