Hi all

I am looking for advice from like minded investors about whether to start investing in rent to buy. I am currently involved in the bellow market value market in Scotland, but due to recent downturns in the market the rents are not stacking up to well. what with higher rates from the lenders.

I would be glad to hear from anyone who has had experience in the buy to rent market.

I have also come across several sites which are looking for investors for property abroad in areas such as India, Carribean, Bulgarie etc.

One of these sites really got my mind going as they were selling property at up to an unbelievable 40% discount. I was hoping that you guys could take a look and let me know how good this company is or whether I should give it a wide berth. If you can help I will forward the link to your own e-mail as I have been informed that I can't have it here

Many thanks

Wullie

Ok, no problem - the post itself does seem a little like a pre-sell for the site you're linking to.

I'd recommend editing the link to remove everything after .co.uk as the post could be construed as spam.

        Kindest regards,
        Karl.

          Sorry Karl

If I remove the link will that make it ok, as I was just wanting opinions on whether or not the company was legit.

            Hi Wullie,

Just remove the part that Karl suggests.

I think this is a really good example of an honest mistake and why we all have to use our better judgment before handing out infractions.

            Is it spammy? Probably.

Is it intentional? I don't think so, otherwise Wullie would have gotten defensive.

            ~Michael

p.s. Of course, the possibility exists, but don't you kind of get the same feeling that it was just not knowing any better?

No, not at all... and I'm impressed with the way you handled the question - a lot of people would have got defensive.

If you put the link back, but leave off the part after .co.uk it will be fine.

I used to work for an estate agent, but that was a couple of years back before the recent 'crunch' that we're experiencing at the moment - I wish I could help you further with your enquiries. I have considered buying abroad and am going to look into the possibilities soon.

                Kindest regards,
                Karl.

I think I maybe be better just leaving it out. Hope you find success in your investments abroad. Keep me posted if you find anything worthwhile. Dont supose you know anything about rent to buy? The bmv market is still producing some results but it would be good to have another avenue

I'm afraid not, I feel so out of the loop since I left the company. The best investment opportunities I came across were reposessions.

                    Kindest regards,
                    Karl.

Most of the repos we dealt with ended up going to two local agents... first to complete gets the fee. It's a nasty market because the bank/mg company won't take it off the market until exchange so even if you've paid for your survey you could be out of pocket if a cash buyer comes along.

If you've got cash to invest, they can be fairly profitable, you can flip or rent them out - if you need a mortgage, you'll need to take the above into account.

                        Kindest regards,
                        Karl.

I did a quick google search for comments about the company
    go to google
in the search box type in "property horizons" forums
I found this one thread at
    Property Horizons
When I looked at their claims my b..llsh...t detector started buzzing. Just like the poster to the forum, I would be skeptical of a six month old company offering such returns. I have over a decade of experience in the financial services sector in Canada, and usually spectacular claims of high returns are at the least exaggerated.
Apply the old adage, if it sounds too good to be true, it probably is.

Approach such deals with a lot of caution and put a very small limit on the amount of investment to risk. Do not exceed that limit regardless of the claims being presented to you. If this company is still around and the principals are still not under arrest in two or three years you might increase your investment then.
Diversifying your investments is a good strategy. Picking the winners from the losers is a crapshoot.

      Cheers for that 2bniel,

your opinion is noted and after thinking about it I may just wait and see what the company achieves six more months down the line.
