Internet Marketing For Real Estate Agents.

Howdy!

I have a friend who is a real estate agent, and I'm trying to sell him on the idea of using more internet marketing to promote himself.

I've noticed over the years that real estate agents with a big online presence tend to get a lot of leads.

IMO, content marketing is particularly important for real estate agents.

Take this piece, for instance. The author makes a compelling case for investing in Toronto real estate.

In one swing, he puts out content that can be read by virtually anyone online. Instead of having to pound the pavement looking for new prospects, he'll have leads coming to HIM.

What do you think?

Is content marketing a good strategy for real estate agents?

Do you know anyone who does it?

What advice do you have for real estate agents who are new to content marketing and internet marketing?

Beyond a doubt he/she should be doing this.

Here's my system that I've coached agents on, and I've consulted with a few Agents in the past couple of years.

#1 - Create buyers guides to the most popular areas in their city/town. I mean a PDF with nice photos, info about the school districts, hospitals all the stuff that people looking for a home in that area would give a crap about. These will be lead magnets.

#2 - Build specific landing pages for each area... I don't mean in like Instapage, Leadpages or Unbounce, just pages on their website about those areas. On each page have an opt-in for their "buyers/sellers guides" for those areas.

#3 - Build an auto responder for each area when people request that guide.

#4 - market that guide via FB ads - both retargeting + cold ads to people in the geographic area. Run one at a time.

#5 - setup FB + Adwords pixel on their listings pages and use Retargeting on FB and Adwords to a.) Show that listing to them again, b.) Show similar listings as they come up (because we know they're interested AND they don't have to be their listing can be someone elses if they are doing both sellers and buyers ends) also show them their free guides in ads.. Remember remarketing ads get ad exhaustion FAST so yu want to be changing em up a reasonable amount.

#6 - BLOG as the other poster mentioned. Write about IMPORTANT buyer and seller stuff. Even though other agents have done it before. You want to be the resource in your city. Use these posts in auto responders for people who request buyer guides based on if they're buyers or sellers. Position themselves as the expert that helper the person who has the answers...

I can go on and on... but these are some ideas that WORK, but take HARD WORK to implement. These types of systems create EVERGREEN marketing an agent can use over and over...

a BIG WARNING... be careful of adwords in this niche UNLESS you are using a lead magnet and running ads to capture subscribers. I wouldn't advise doing that until you know what your conversion #'s are from opt-ins to actual buyers or listings.

Hope this gets the creative juices flowing!
