UM...

wouldn't getting the license be the first place to start?

Furthermore ; more brokerages provide those things.

And yes, you need to be an agent before you can be a broker at least in the US it is.

Why not mimic those with success ; or visit a forum focused on real estate in the UK.

She's trying to hitch a horse she doesn't have to a cart that does not yet exist.

OP, you need to start with whatever the UK equivalent of the National Board of Realtors is, and learn the legal requirements for becoming a licensed broker.

In the US, it's fairly simple to become a real estate agent, but taking the next step and becoming a broker, especially a Realtor (tm) takes time, commitment and investment. It's not something you do for a little variety.

Thanks for your comments. I am already a property agent and received commissions. All I want is to create a website listing my clients property portfolio. I just need to know:

1) What would be the best real estate wordpress theme that has a slider on the main page that can incorporate a video and that has cool listings features with google map pin pointing where the properties are?

2) What plugins would you suggest for a real estate theme that will be good for seo, loading speed etc?

3) What would be good ways to advertise my business?

Don't look for a "real estate wordpress theme", or you'll end up looking like every other site using the same theme. Look for a theme that has the features you want (like the slider) and then customize it to fit your business. (Like adding your own images instead of using the same stock photos every other 'real estate' site uses.)

Beyond the basics, like Akismet, Bad Behaviour for anti-spam, a caching plugin, an SEO plugin (I use the free version of Yoast), and maybe a few security plugins, look for the ones that add the custom features (like the Google map you mentioned).

There are a lot of articles out there on 'the best (or needed) plugins, but you want to use as few as possible. If you can implement a feature by adding it to your theme (like adding a function) do that.

Last bit of advice, use a "child theme" to do your customizing. If you don't, you could lose changes you made when (not if) the theme needs upgrading.

As a licensed agent, you have some built-in authority, so I'd look at doing guest posting on related sites (not competitors). For example, you might place an article about things to consider when downsizing on a retirement planning site.

Along with guest posting, consider appearing on podcasts and web shows, maybe creating your own videos. One idea might be to do a "House Hunters" type show, showcasing actual house hunts (with written releases from the clients involved).

The tl;dr version is using your imagination to showcase yourself as an agent, and get in front of as many people who may be in the market to buy or sell as possible.

Saying this in the beginning would have been VERY HELPFUL.

We all answered based on the assumption that you were starting from 1 and not further down the road.

Any theme can be used to make a real estate website. I think there may be a WSO from 2015 that includes like 5 or 10 of them. And I'm sure Themeforest has tons!

Loading speed depends on your host - not the plug in. SEO is based on content , social media etc. It takes effort to create a great SEO system within a website. Fill a website with 20 articles over 6 months , 10 videos over 6 months and weekly facebook postings , daily twitter and instagram postings and you should be okay.

The same way you advertise now? I'm assuming you are already promoting yourself. Partnering is something a lot of people have success with. Co advertising can help ... like joining in an ad campaign with a carpet cleaner or even an HVAC company. A company that works with homes but isn't a competitor. In addition the efforts above should help too. Just make sure you are providing value.
