Buying established websites

I'm hopeful that some of you might be able to give me some advice!!

I know that a few people sell manuals on how to create a website and then sell it in a month or so for a healthy profit. Well I'm interested in doing it the other way

That is, I'm looking to buy a site which creates a decent monthly return, after a few months I will hopefully have recouped my initial outlay to buy it, and all the monthly return from then onwards will be profit. Also, hopeful I'd be able to increase the profits by introducing new revenue streams.

I guess there might be a few of you here using this strategy? I would really appreciate some advice, especially on the following issues:

1.could you give me a detailed breakdown of what you look for when assessing these sites? That is, how do you yourself ensure that the traffic/income from the seller makes sense/or are accurate? Basically, how do you assess each potential purchase, with regards to value for money.

2.where do you go to buy such sites (sitepoint?)? Are there other sites that you would recommend to purchase websites?

3.how do you value these sites yourself when bidding? E.g. monthly income X amount of months?

4.what amount of skills do you think are required to do this successfully? I have created a few sites myself, so I think I have enough basic skills to do this, especially if I don't purchase any complicated looking sites! If I ran into trouble I'm sure I could hire someone from elance or rent a coder to help anyway.

I have done a lot of research into this, but I would really appreciate advice from someone who is actually doing it and has the t-shirt! I hope you can help. Thanking you in advance.
