JV question (excels)

I am learning so I am not looking to actually approach a JV right now but I have no idea what actually goes in the excels you send a potential partner. I understand the the other steps in the process but it is just the excels I am having a problem with, if anyone could help it would be great. (I have looked on Google for 2 days now and looked at over 100 excels.)

So the question... When you approach a JV partner, what are the main things you need to cover in an excel.
