i've been toying with an idea for about a year now. I know a developer from Canada that I worked for that will give me $14K commission on any sale I can bring his way as well as a $200k for sale of a large lake front property. This would be a very specific market these days because these places sell in the 500K range. Anyone have experience in real estate marketing online? Any success? |

I am working with some local businesses and some real estate, property management businesses are in my funnel. I did find out that here in Oregon, I cannot handle leads directly, as I cannot derive a profit from real estate or the leads without a real estate license. You may want to check in your area or your area of business. I will however have websites that I will rent out for businesses like that, so I don't need a license, but can help the business market on the internet... If you can do the same, you just value the website according to what it is worth for the business you will be dealing with. Jeannie |

yes mrnightowl how are you? I made a website that did around $7 mill (in 18 months) with a JV partner, I got the leads in & he closed the property deals. Only problem was he was closing the deals in his name and telling me the leads did not convert. So I funded him into millions while he ripped me off. The main problem of marketing real estate online is that it is untargeted and a lot of bandwidth may be wasted on non-buyers. It needs to be graphic-intensive and professional looking to attract the high-end market. Great info. I'm really considering it. I've spoke with him about it lots over the past year and he is all for it. It may even include just a fake pass through site for tracking that goes directly to his website that I have already added stuff and helped with some things this spring. So basically I would just be doing the SEO and advertising on a no existent site on a high profile domain name and using my skills to direct traffic to him. I'm not sure yet but all the input I can receive is great. |

Combining real estate with the Internet is the future. I sold a 1.35 Million dollars gas station just a few weeks ago.....because I am great at ranking info on top og google. It's the future if you know how to rank above everyone else online |

| I hear ya Money Maker. I've done a bit of research into it and even with the so called bad economy, people seem to be looking. Even for specific regions I"ve done research on and I should be able to target it down enough. All these condos and property I'm talking about are all Lake Front property on a very large lake in the Pacific Northwest.

People are interested but their credit is shot or their employment status is inconsistent. We specialize in lease options, rent-to-own's and people still can't get qualified here. We'd rather a property sit empty for months than get someone in there for 3-4 months who eventually defaults and trashes the place. We renovate all our properties and lease them for well- below market and still have a hard time getting them filled. It's a sign of the times. Lots of unemployment here and no matter how you slice it you're not going to get into a nice, completely remodeled home in a decent area with no job. Which is why I've been starving since June, even though I enjoy what I do, it hasn't been paying the bills all summer and now the slow-er season (winter) is just around the corner after the holidays. In the right markets RE marketing online is an excellent concept. It's consistentcy and creativity online marketing the same property various ways to avoid getting flagged and maintain visibility for the company I market for because all it takes is one "fish" to bite the "bait" and that lead could eventually turn into a deal. These days we don't get to excited anymore when we get offers or deposits on one of our houses. We've had so many deals fall apart at the 11th hour because the bank backs out for one reason or another and we end up starting back at square one. Data from the Federal Housing Finance Agency report released this week shows house prices have been rising at an average of .3% for the last few months and on the west coast around 1.6% per month. High end real estate is a bit slower to recover, being down about 20%-40% from 2007 levels, but analysts say it should also fully recover by 2012. As an investor, it is definately a buyers' market right now.

In most states, you'll have to be a licensed real estate agent to get a commission for selling a property.

I don't "sell" any properties, I generate the leads from various online marketing venues and they take all the calls, I forward them any incoming enquiries, they do the showings, and hopefully close the deals. Really no different than a newspaper ad generating leads. The flat-rate commission I get is based on if we outright sell a house I get paid handsomely, if we (they) lease option it I get less and more on the back end, and rent-to-own I get less than the previous two. No houses move I don't get paid zip. The past few months have been a real struggle and zip has reared it's ugly head, unfortunately. We've already checked and our pay system isn't breaking any laws here. We're not licensed realtors and I'm paid on a flat-rate commission structure. Plus I'm just forwarding any incoming leads their way for them to handle and I'm out of the loop. Hope this clears up any mis-understanding. myob > you're right, it is an investors buying market right now...if you have access to cash. Or an impeccable credit score. Banks aren't lending if you so much as have a dusting of anything that would cause any concern. You either have to have private money or stacks of cash and the market is your oyster. Otherwise your hands are tied just like pretty much everyone elses and that house you could get for .25 on the dollar is going to sit there until Mr Deep Pockets finds out about it. Glenn |

Glenn, You may want to double check on that with Michigan's real estate commission. Now, it may not be true for every state, but at least where I live, if you're not a licensed real estate sales person, you cannot be paid a commission for the sale of a property that's listed with a broker, period, end of story. Maybe it's different in Michigan. |

Hi, I have been recieving a lot of messages about this from my small message I posted above..... Here's a little more info 1.)First off, I'd only sell, commercial real estate...nothing under $800,000.00 up to 10 Million dollars. 2.) I am not a real estate agent...I don't sell the properties...I provide a service of 2% as a finders fee....to a private seller selling his own commercial businesses.This saves them 4% of the total 6% commission most companies here in Calif ask. So if a property sold for say....$1,000,000.00 ...I'd make 2% =$20,000.00 and I save the owner $40,000.00 he'd have to pay a real estate company. 3.)Because I did this online, I averaged over 8000 hits in a month on a press -release only...not bad for selling $1.35 Million dollar station....with about 2 to 3 phone calls a day.....The station was sold in less than a month with a very fast escrow...everything took 4 weeks counting escrow....the station was really gone the 2nd week. 4.) Because I can rank anything on google in less than 2 hours time, and rank everything above Loopnet I had a huge amount of traffic for a gas station. 5.)Next......I have had many real state companies offering me finders fees of 25% to provide this service for them online. I have even had companies wanting me to build websites and ranking them so they can start their own online real estate sales....but right now I have to think this over...because why share all my hard work and make them money...they are knocking my door down just to get my info. This shows you there's a real goldmine here to be made 6.) Now I wouldn't go out telling everyone about this info I posted here....I figure you all have about 18 months to sell like crazy... before the whole world catches on. I have been doing since last year...... none of you will be my competition....so I am not worried.......but you never know who in your area, might try and copy you....so go out sell , sell and sell......even with a finders fee you can make a million dollars a year doing this........there ya go...simple as that....C Y a Mr Money Maker Geeeee...I could write a 20 page ebook about this and sell each for $49.95.... oh well I am not greedy and I didn't give you all the info either. Plus I am not selling an ebook on this..........but if you knew what I know....you'd do this. It will change your life....so go online and do some research and polish up your SEO strategies and Techniques and you'll ...make money online the fast easy way !...best of all you'll make money online for free....really....I am not kidding people !! You can post ad in Canadian Local classified and post ad in other social network sites based on Canada and USA with detail picture, site map and facilities available around the property. I guess this way your property can be sold to real interested buyers
