Sylvan : I do not use special tool. That right. You can sell higher price when your site generate more income. Basically you can flip for 10x of your current income for the site. This is just a guideline.

Mitch Miller: The keyword quotation search method is being use by many. That only tells you that string of keyword found in your webpage and could be in title and content.

You still can easily rank your site even there have 1,000,000 competing site:

Do your homework on the keyword you would like to rank and browse on first page of Google result and take notes.

Step 1
To check whether the domain name has the keyword.
Step 2
To check whether the title/ meta tile has the keyword.(not important but consider keyword in H1,H2,H3/Underline/Bold)
Step 3
Evaluate pagerank must be less than PR3 generally so you do not need to do a lot of work.
Step 4
Keyword Density of your keyword in the content around 3-7% in intro, body and conclusion.
Step 5
To check incoming link.

Do the Step 1-4 and Write the Content Right.
Do copycat SEO. It is the quality of link that count. You could follow what your competitor is doing and do 5% more. For a start normally I will target for 3-5 spot to rank. Go for high PR backlink, that is what I call quality link. 1PR6 backlink is better than 10PR0.

Review site obviously flip better than adsense provided your income level is the same. Let look at traffic conversion for adsense you get about 2-3% click from the total no of visitors visiting your site. Must target high traffic.

For a product review site my conversions are from 5-30%. I am targeting product name. These are buyers who know the product well and ready to buy. Low serches but high conversion.

Normally I will go for high comission when promoting a clickbank product. Why you would choose a $15 ebook as compare to $69 ebook ? The answer is clear. Provided lower paid ebook have high searches and very low or no competition.

If you browse Flippa than you will realise that buyer will buy your site at 10X of the income of your site.

Listing Your Site For Sale

Research before you sale your site. Simply go to Flippa and do a advance search on all the won/sold site in your topic.

Once you have gather all these information than you will be able to decide $ range fall and the demand for the niche.

As mentioned before the 10X price is based on your general guideline. There were sites sold 15x or even 8x from their earning. The forces of Demand and Supply come into play.

Set your starting bid x5 of your earning
Set your buy now price at x15
Set your reserve price at x8

I was tempted to try new thing. After that I put my site for sales in Flippa and it was gone within a week. The buyer paid me 10X of more from my Clickbank earning.

In conclusion simple system really work dun complicate stuff!

My wife and I sold our biggest profitable sites at Flippa and Sedo for close to that amount. Best move we ever made, learned a lot from it. But hey, they were not 2 months old... so you did a fantastic job in little to no time! If it worked once, repeat the same process and keep testing different ways. You're surely on a role.

Don't listen to this guy. Chances are he's never even tried flipping a site and so he has no idea what he's talking about. Dave Kelly has a program that lays out how to flip sites, month after month, and it works.

Like an earlier poster said, you may not always get 10x revenue but if you're in a hot niche you can often get even more. One of mine went for 25x revenue! Imagine my surprise at that!!!

Will I be able to duplicate that result? Probably not. But I can still get 10 - 12x revenue and I'll take that any day!!!

I have always found selling your projects and moving on to new ideas refreshing.
These days there are hundreds of people everyday being taught about ecommerce ..
it's not surprising to see so many websites selling each day.

If you have a unique website with some sales record it's not hard to sell at all.

yeah, you can flip any type of site provided you can prove your earning and you can flip sites that are not earning anything too but buyers will not pay much for them
