Generating geographic (local) leads using online methods?

Hi Warriors,

I did a search on this subject, and the only thing I found was a WSO for video squeeze pages.

I'm a real estate agent and a Realtor (not all real estate agents are Realtors).

I want to use online methods to generate lots of buyer and seller leads for my geographic area. I want to generate so many high quality leads, that I won't have time to close all of them myself, and will need to sell them to other agents.

I am looking for a plan, methods, ideas, techniques, courses, etc., for generating those leads online.

I would like to start out with dirt cheap ways at first. I am reasonably technically competent. For example, I can create websites, and set up hosting, set up blogs, create videos using Cam studio and so on. I have some previous IM experience, but I was only average at it.

I have used PPC (Adwords) before, in my previous business when I was an internet payday lender (BTW, I am writing a physical book on this to sell soon, are you interested in buying a copy? PM me) I also used pay-per-lead with ClixGalore before. I found them to be very expensive, and I don't think I can afford to do these currently, maybe later, unless you know of a cheap way to use PPC and CPA.

I would like to be far better than average. I would like to be more successful than I was at marketing my prior business.

If you have any suggestions, I am all ears.

    As an offline marketer with a fast growing agency, I have quite a bit of experience with your industry, as we work with real estate pros in lead gen. Let me start by stating the obvious - your space is tough. A lot of times, realtors approach my firm and we tell them point blank that we only work with a special few, as realtors can be a pain in the a$$ to work with for us marketing professionals. I'm sure you're the exception!

    To be successful, you have to break the rules you think are so dear to your space. What I mean by this is that all realtors/real estate agents have the same boring hook to reel in leads. "Free Appraisal," "Free Analysis," "MLS Search Report..." You get the idea...

    At the end of the day, your prospects have become immune to these tactics. Some of these might as well state "give me your contact info so that I can brow beat you to death to sell you something!"

    That said, your first step needs to be to come up with an offer that is completely different. The best way to figure that out is to determine your own "unfair competitive advantage." Once you figure that out, make sure you know that you can over-deliver to your prospect. This will be crucial in building leads.

    After that, traffic can be delivered through several methods: SEO, PPC, Social Media, etc. But the traffic generation will be secondary to your offer - believe me when I tell you, you can have a boat load of traffic and a crappy "seen it before offer" and get nothing. On the other hand, you can have an amazing offer with mediocre traffic and stay ridiculously busy!

    Hello cbulen,

    One way would be to track others (PPC users or heavy advertisers) that are experienced and successful.

    Tweak their approach and proceed

    Find a .pdf book with some inherent value and offer that as an incentive to opt-in.

    See with others (the herd) are doing try and do the reverse ... this works more often than not.

    Ben, can you give me some examples of this? I honestly don't see a whole lot of difference between agents, including myself, with the following exceptions: I seem to be smarter, and more honorable. I can't see how I could advertise that without looking like an _$$

      Me, being a Realtor myself (until November when I couldn't afford to pay my 6 months fees) can give you a few hints. I'm still in real estate but the market here sucks.

      Here we go:

      1. Do you have a website? If not, get one.

      2. Get links EVERYWHERE (but related to real estate).

      3. Directory submissions, get all you can (FREE ones)

      4. Google maps, submit yourself.

      5. Msn, Bing, BOTW, Yahoo, submit yuourself.

      6.Activerain dot com, join IMMIDIATELY, create your own blog and comment on others.

      7. Postlets dot com, PRICELESS!

      8. Slide dot com, lots of fun!

      9. Youtube dot com, include the address, do not forget title and mega tags plus keywords.

      10. Photo Story 3, you figure it out

      This might not be what you are asking for but it is worth MORE than 2 cents. I got myself #1 for MY keywords, still the stupid phone DOES NOT RING

      P.s. An 800 # with call in for info is worth it, will cost you though.

      P.p.s. Marketing Monday dot com is awesome.

      Final advise, I read about this old guy that somebody saw walking around the neighborhood for years and years. That person thought it was weird. One day, riding in the car with another Realtor, asked about WHO IS THIS OLD GUY AND WHY IS HE WALKING AROUND THE NEIGBHORHOOD ON A DAILY BASIS, the reply was "He is the top Realtor for xxxxxx company.

      I am sure you can figure it out (door knocking, hehehehe)

    All of the above ideas are good. Another thing to consider is to start promoting OFFLINE in a very big way. One astute agent I've worked with (I'm the original creator of Lead Generation Real Estate Web Site) runs tiny classified ads featured ZERO MONEY DOWN real estate and hooks of that nature. They call a number to get more information. If they "self-qualify" he asks them to leave name/number, etc. He started in the LA area and has now expanded into numerous marketing because he gets so many leads. He normally passes them on for a high referral fee or split of commissions earned. He also used BROADCAST phone dialing and fax broadcasting.

    I spent many years in the mortgage business. Generated a ton
    of leads. Closed what I had time for and sold the rest.

    I found a dandy little software program that I used as a giveaway.
    You can download it free and for a one time fee you can order an
    additional application that lets you completely customize it with
    your info and other stuff.
