How To Sell This Website?

I bought a few domains last year, let's say it was www.LawyerMemphis.com (it's not that domain, but the domain has similar popular keyword + plus the city name.) I live in a small city (about 250,000 people).

I set up a quick little website on Wordpress and left it to see where it would rank in Google. I checked it yesterday and it's #1 in Google when people type in any combination of the keyword + the city, for example (Lawyer in Memphis, Memphis Lawyer etc).

My plan now is to see if any of the local law firms want to buy the website (well, domain I should say).

QUESTIONS?

1. Do you think this domain has value to a local law firm (there are about 35 in the area)?

2. If so, how much should I ask? Why not go big? 5K? Or am I being silly?

3. How should I approach them? I'm thinking of a clever (Dan Kennedy style) direct mail campaign.

When I'm offering a domain to firms that you would expect to have an interest in, I tell them that I'm in the process of taking offers. When I get the emails back, I get a good idea of what they are willing to offer. Like CashCow said, does it get a lot of traffic? If not, $5,000 would be a big stretch.

You should check the keyword in adwords tool. Is it getting a good amount of search? The rank doesnt determined the value of a domain, its the traffic and pr that counts

Well,I also think the traffic of your website is very important.Assuming that there's nearly no competion with your website,of course you're #1,but it's not popular enough. So they are definitely not willing to pay you that amount. And also the quality of your website plays a role. There are so many factors to judge the value of a website. You'd better not only judge from the domain and the rank.
