Selling Ad Space to Local Businesses

What's the best way to go about this?

I get about 500 monthly visitors to this site and I want to give local businesses the chance to advertise through a 125x125 and paid text links on my site but am not exactly sure how to contact them (email, in person?), how much to charge (CPM?), etc...

the phone is probably your best bet, or send them something through snail mail and call them up a week later to set up a meeting in person.
