Flipping advice needed.

Hy guys I decide to sell one of the sites I built. It is a good little site with some earning potential, if it is monetized in the right way.

I have decided to list it on flippa.com. Could I get some advice on how much you think it is worth.

Also it is half finished content wise. Should I finish writing the last few pages or can I flip it as is.

    I don't know about flippa. They were great when it was sitepoint but since they changed I have not sold one site through them. I get a lot of hits on my auctions day 1 and final day.

    I'd also maybe get a pagerank on the site to make it worth more... Looks good though

      It's also has no backlinks.
      I could easily get a few hundred without doing much., but as for waiting for a PR I as hoping to flip it sooner than later.

      I like Flippa - I wasn't so sure about the changes from Sitepoint at first, but they've definitely made some improvements. 90% of the sites I listed last year sold, but that was probably because most of my sites have traffic and some monthly revenue.

      Your site looks nice, but earning 'potential' means nothing - if it doesn't have any revenue or traffic I think it should sell for between $50 and $300 (probably somewhere in between).

        I would be more than happy with that. What you see there is about 2-3 days worth of work. I don't even know how much trafic it is getting, I haven't even put google analytics on it. I do have 1 or 2 people in the mailing list, so it must be getting some traffic

          I think if you'll be happy for $150 - $200, then you'll get a good deal

          Here is a tip:
          -First, you need to remove the Google Analytics glitch at the bottom of the site.
          -List it with an opening bid of $1.

          -Made a reserve of $300, BIN (Buy it Now) $250. (yes, BIN below reserve)

          -Put as much details as possible about the earning potentials of the site.
          -Give a reason why you're selling it out (buyers will always think...why the owner is selling it if it has a potential? Give them a reason, maybe you don't have enough time for it, you have other projects to work on...etc)
          -Make the bids automatically approved.
          -State clearly that the traffic and income levels are yet to be measurable.
          -Be clear and honest as much as you can and you'll get the attention of serious buyers.
          -Give your listing a catchy headline, use these key points : decent design, premium domain, huge market, endless opportunities.

          -Properly "tag" your listing , this is a new amazing feature in Flippa, you can choose 3 tags for your listing, choose them carefully, try to choose tags that are less competitive (less number of listings under it) and closely related to your sie, and of course has a chance to be searched!

          I wish you luck with your listing, and don't give up, I had a site listed for 1 month, and never get a bidding that worth its value until the last day of the listing, and it has been successfully sold to a great buyer who were so co operative and honest.

              Well, I always thought it's hard until I did it

              I love building these WP sites and writing content, but I hate keeping up with them (ie backlinks and such). Would it be wise to make these sites for people and charge them? If people are willing to buy them from me off flippa, then surely it makes sense that I can freelance them out, to whatever niche people wanted for $150-$300. I don't know just a brain wave. Have any of you ever done this?

                Well, count me in

                If you're willing to build such good sites and write decent content, well, this will be great...

                This is done by many warriors successfully, some of them are building sites and offer them for sale, some are offering custom site building services (buyer till them about the niche and requirements first before building the sites, personally, I prefer this option).

                  I think it is perfect for me. I love keyword research, writing and design, finding royalty free images and doing banners. Then I get a bit ADD when it comes to off page stuff. Wonder if I should do a WSO for 1 or 2. Or should I just do warriors for hire?

    Flipping sites goes like this: you have to show potential buyers proof of monthly earnings from that site, then you price your site ten times more then the monthly earnings are, and then the auction starts..

      It's not making any money. I stopped half way through making it. There is potential for adsense, PPC adverts and products. I think it would do really well with ebay, but I am not all that familiar using it.
