Rent-a-site model question

Last year 'GoGetta' posted a WSO for something he called his "rent-a-site" model.

He hasn't posted anything since mid-June of last year (2009) here or on his blog, as far as I can tell.

I'm curious about something that anybody who's used his model could probably answer.

Do you ever sell the site to the clients renting it? Or do you keep it as a perpetual rental?

Do you ever raise the rental price?

(That is, do you operate it like a typical rental property? Eg, with a fixed-term rental agreement that might change the rent at the end of the term? Do you do lease-options where they can buy it out after a while? If you wanted to sell, do you sell to the client or some other investor?)

    It can be run both ways....

    I offer a 1 yr option & a 2 yr option. With the 1 yr option, after the initial year is up, the price raises a percentage....(negotionable)
    With the 2 year option, the price is fixed for the 2 years....

    After 2 years, with either option...I offer a flat-rate buy-out.

    With each rental I include hosting.....if they buy out, they have the option to keep hosting with me or move the site to another host....

    If they do not want the buy-out, they can continue the rental options or drop the site. If the site is dropped, it gets a fast make-over & goes back on the rental shelves...

    It's funny you mention this cause one of my recent clients has proposed to buy my website instead of renting it.

    Here's how I approached this...

    I told them that buying the site alone won't do them any good because it won't maintain it's ranking.

    What I'm after residual income so to make a long story short we came to the agreement that as long as they sign a 2 year SEO contract I would be willing to sell the site. So it was a bonus for me as they will pay for the site on top of the monthly fee. I even put it in the agreement that if they choose to terminate the SEO contract they can, but then I get back the ownership of the domain.
