Site Flipping - good price?

For anyone that has recently sold any websites (i.e. on Flippa), what is the general guideline when looking at revenue vs. price? For example, I have a fairly new weight loss membership site with four levels of membership. Right now it's bringing in about $400 a month in membership fees, but I'm still growing it and when I hit my target of about 150 members it should bring in close to $1500 per month. Assuming it could hover around the $1500 mark each month for a few months, what would the listing price be on Flippa and what could I realistically expect to get for it? I've read before that 10x monthly revenue is a starting point, but it may end up going for half that. Any experiences in this area are appreciated.

    We sell for no less then 10 months of revenue, but depends on the actual website in question.

    A site with a list plus monthly income, could be worth a lot more due to the list.

    There's different factors when trying to put a value on your site.

    Edit: Membership sites tend to have a higher value, due to a membership costing $10 - could eventually receive $120 for the full year, thus membership sites have a good value when selling.

    With only 2-3 months of history, I'm assuming that I could not sell for 10x. I just looked at a few sales on Flippa for "newer" sites (not established for a year or more, some just a few months) and they averaged about 6x, a little more.

    Veylo - looks like you are familiar with buying/selling sites. I also have a site I put up to sell kids toys (actually a vending product) and I literally can't keep them in stock (see my sig). I average about 5 sales per day for revenue of $30-50. Right now I profit about $6.75 for every order placed. That's about $34/day profit, or about $1K/month. There is some work involved in shipping out product, but I've got it down to a science now so it's not too bad. What do you think I could sell that site for?

      We recently sold a 3 month site for $10,000 so don't be put off, by not being only 2-3 month old.

      It all depends on the current buyers, that are in the market for online businesses. The site is worth as much as the buyer want's to pay for it.

      There is no actually bang on the nail value you can put on websites, (not like property)

      i'd myself put a value of that site between $9,000- $12,000, but that's because it's a stable and a real at home business that can obviously be grown. unlike affiliate site's that will eventually die out at a later date.

      But the main thing here is : no one can put a value on any site, it's all down to what the buyer is willing to pay for it.

      there's alot of factors to go into trying to get a reasonable value on a site.

      Ie: how old, how stable, how the market is etc...

      but you get my drift, it's how much the business is worth to you.

    Blog flipping and website flipping certainly isn't what it used to be. Every Tom, Dick and Jane is trying to cash in.

    Adding value to a site, whether it be by making it a membership site or including a nice fresh list can add to your X times multiple, and sets you apart from the herd.

    10 months of revenue is a good number to use as a benchmark. the more value you add to the site the higher that number grows.

    You'll want to focus on the site's future earnings potential. By showing them how to continue to build the site up as an added bonus you can easily sell it for much more.

    I did the same thing for one of my sites that made $45 and was 1 1/2 months old. Sold for $750.

    10 months of revenue is a good price. If you want to sell it quickly go for 6 months worth of revenue, but you want to hit that sweet spot where you can get the most money out of. Anything under a year and over 6 months should be your aim. Just gotta gauge supply/demand for your site.
