Site Selling/Flipping Help Needed

I have a site I am looking to sell, problem is I have never sold a site before so I don't know how to price it etc.

I know where to sell it Flippa or Site Point but not how to price or even the range to expect.

It is a unique book with a PLR video bonus.

Page Rank is 0, Alexa rank is 240k or so. It also has about 500 backlinks and in 5 weeks has done 4k in direct product sales through article marketing, SEO, adswaps etc. It has also done another $500 or so in affiliate commissions through CB. The salespage has also converted at 3.6% with pretty much all traffic sources that have tested with. Traffic this month so far is over 3k uniques.

It is CB ready as well.

Any pricing advice would be greatly appreciated.

    The standard response is 10X monthly profit, but you can easily get 20X or 30X even. OK your PR0 will knock down the price. Please try to get it up to at least a PR3 on your main page. Lesser pages can be PR2 or PR1 even. This is you want people to pay more. Right now I have a PR2 site that is only one page. It has 10 back links approx. 2 million on alexa and 50 visitors per day approx. The site has been up less than one year.

    Other than that your site is solid, but I would add some more content so I have at least 100 pages. This should fetch at least $2,000 for you.

    2k for a site that has already brought in almost $4k profit?

    Since it is a product sales site, would you recommend maybe adding a blog to increase the value? It would help it rank better SEO wise.

    Anyone have some tips to increase your PR quickly?

    I'm no real expert, but I have sold some higher priced sites before. Show lots of proof, lots of stats and details, and come across in the sales page as "real" and not looking to scam and you can probably get a minimum of 10X monthly income with that site. Be sure to answer questions at Flippa fast. That matters a lot to potential buyers. Don't let questions there sit for more than a few hours at most. And hold out unless you're in a big hurry.

    Also, include any tags that get searched a lot at Flippa (if they apply to your auction). More eyeballs = more bids on an established site like yours.

    you can get as much as 10X the return but why do you want to sell it??? If the profits are declining then the potential buyer will pay you less, if they are rising then there is no reason to sell it. If you need quick cash tell the buyer that you are selling your stuff coz you need quick cash.

    Have the google analytic details in place since that will tell the buyer about the traffic sources, have the income proof ready and mention as many benefits as you can in the sales pitch.

    Also mention that your site is already on CB and is making decent sales per month, that way you just add another UNIQUE SELLING POINT to your product.

    Google Analytics + Income Proof + CB listing + Rising Sales + Backlinks + PR and Rankings = Over $5k but you can sell the site for around $2000-3000 as of now.

    It also depends on your exposure, don't play cheap. BUY UPGRADES AND GET MAXIMUM EYE BALLS.

    Most of the bids will come in the last 24 hours so don't worry if you do not get enough bids for 3-4 days

    I have a site that is no longer making money because I shut it down. However, it has a list of 6900 attached to it and it is set up for residuals. All the has to happen is that a buyer would need to reactivate the buying links and revive some of the content on the back end. How should I go about selling it?

        Actually I think it'd be difficult to get 10x monthly income if the site isn't even 2 months old. 10x would definitely be possible if the income was close to autopilot but I'm thinking it's not if the site is so new? I've seen alot of CB product sites recently sell for only 1-4x the income when the site has only been earning for a few weeks (you could get lucky though).

        The affiliate sales are definitely a big bonus if your affiliates continue to promote month after month. How many hours work would you say it would take to continue making $4k a month? It's difficult to give a good estimate without knowing more about the site.

        Definitely go with a high buy now price (you never know when you might find a buyer willing to pay it) just don't be disappointed if you don't get what you expect. Personally if I were you I'd keep the site for 6-12 months and then you'll be almost guaranteed to get 12 - 24x monthly income.

            That's only relevant if the site is similar to the OP's site. Was it a CB product site? I don't think anyone would pay 22x for a new product that they could probably create themselves for cheaper (unless they're a newbie). Of course it does depend on the price - for instance if your site made $100 it's very likely you COULD sell the site for $2200. If it made $4000 in the first month, no-one is going to pay $88000 for it. Based on the details Sylvia mentioned I didn't think she would get the price she wanted (yet), and I was right.

            I'm not saying it doesn't happen - the real value of any site is what someone is willing to pay for it, and you never know when someone will come along and pay top dollar.

            I'm just saying that in my experience (and I regularly keep an eye on Flippa listings) brand new product sites don't sell for much. The easiest way to make such a large return is not normally with product sites but with Adsense sites. Nearly every Adsense site I've sold has sold for more than 20x the monthly income.

      Why do people do that, such a waste of time! Must remember to check the opening post date in future :rolleyes:. Out of interest, did you sell the site after all? If so I hope you got the price you wanted.

        Well I put it up for auction and the price that came up I just didn't feel was worth it, so instead I kept it and am driving traffic etc making a pretty good passive income now off of it. Needed the quick sale which is why I was selling but it just wasn't worth the price offered in the end (in my mind at least)
