Cost of websites? Where to buy?

I spent some time this past weekend looking for a website to buy. I know what I am looking for, but after looking through tons of sites, I can't believe the prices people want.

I know that "value" is individual based, but I was under the impression that sites sold for 6 months to 12 months revenue. I saw sites that make about $40 bucks a month going for $2500! Granted, no one is holding a gun to my head to buy these, but wow.

I know traffic plays a role as well, so I am not naive as to value, but 90% of the sites I looked at were outrageous. I must not be looking in the right places...

Does anyone know of sites other than sitepoint and digitalpoint to buy sites? Not ebay

I am no pro here, but looking to expand my business a notch and a semi established site is part of my plan.

So any other decent sites would be helpfull, thanks

    Sitepoint and DigitalPoint are really the only places where you can find good websites. I know that most of the traffic stats are inflated (I pay no attention to them anymore) and so is the revenue, but every now and then you WILL find a good site there. I've bought over 50 sites from other people from those sites. You're more likely to get scammed in other places because there isn't a proper itrader system in place.

    Site revenue is only a small part of what makes a website worth something.

    Some of the sites with large prices on them may have a massive membership list, or long-term established with steady and quality traffic, or they may provide a unique product (in which case you're buying the whole business, not just the website).

    There's a lot of reasons why sites can be priced at much more than 12 months worth of income, and those sites can still be bargains.

    And on the other side of the coin, naturally some of those sites may just be over-inflated prices.

    If they were not willing to deal they would not put it up for sale. PM the owner and see what you can do. If you cannot find anything on SignalPoint/Sitepoint you will not find it elsewhere either.
