"Affiliate" Marketing possibilities?

Hello all,

I was hoping some of you could give me a few pointers about an idea I have.

Due to a lack of confidence in my neck of the woods for realtors to do more than wait in their offices for buyers to walk in, I decided to market my property myself by building a website, getting up the rankings in google plus a few other approaches e.g Adwords, a video and site listings etc etc. One of my approaches was to offer a referral fee to anyone who sent the subsequent purchaser to my website.

Now while many of you may well be yawning at this point, I would probably join you if the property I was marketing was a run of the mill condo or something similar but the property is in fact quite unique. (yes, I know the condo would probably be infinitely more easier to sell!)

So, while searching for tips to improve my campaign I stumbled upon this place and wondered about the practicalities and feasibility of roping some of you guys in to help since many of you seem expert at the affiliate selling of other people's items albeit not usually real estate.

I can imagine some of the difficulties in establishing the referral trail and I am sure you may well know of many more but I wanted to put it out there and get your ideas.

Is some kind of affiliate referral marketing practical or too fraught with problems to bother with?

Any other suggestions?

The referral fee is $25,000 plus a $10,000 bonus to the end of the year so anyone want $35K for Christmas?

    I think it's a great idea.

    Are you just intending to market one property or more after this one?

    There are many things I want to say about this but it would help contain my response if I knew whether this was a one-off or something more than that.

      Hi Andy,

      At this point, it is one property. However, the one property is actually made up of several properties which are potentially for sale individually.

      Certainly, if it was practical in principle and successful in reality, it would be something I would consider expanding upon.

    I would have to say, for a one time sale like this you can use the techniqes used by affiliate marketers but you probably want to target them to the area where your property is located. That being said, the fastest way to sell a house that I know of is to go where the house buyers are looking. I think you would spend a lot less if you took out full page ads in your local newspapers with an article about your house, it's unique properties, why you are selling, etc.. Tell a story about it and get unique. The could mention that you are willing to pay a referral fee in that article but you will probably just find a person who is considering buying the house and they will flat out ask you to drop the price by at least that much, but certainly more. It might just be best to hide the referral fee and mention that to friends and just use the $35,000 as a cushion to negotiate with a person who walks in from an ad you place.

      Hi John,

      I'm not sure there are too many where I'm located here in Belize and also not sure how to contact them even if there were. Apologies for not pointing out the fact I am in the middle of not a lot!

    I would be sure to check with your state laws (if the property is located in the U.S). Some states are very strict on paying commissions on real estate to non-licensed individuals (they may not allow it).

    You might be OK if you're not currently under contract with an agent...I don't know.

    I think it's a great idea, just want you to be careful.

      ptone - Thanks for the caution anyway.


      My thought is that in the mainstream areas, there are already pretty well established methods - and rules for moving real estate. However, once out of these areas then exposure is the key problem.

      Overseas properties have a pool of potential buyers spread over a much wider area than suburban homes which was why I thought that non-geographical marketing via affiliates might be a potential way of addressing this dilemma.

        Of course even if this doesn't have the potential for a formal affiliate marketing approach, if any of you personally know someone who may be interested then $35K is $35K!

        .... and besides, amongst all the good and not-so-good offers on the board, this one genuinely does potentially offer a reasonable sum of money for sending just the one email!
