How to Determine a Websites Value?

Hello Warriors,

I am thinking of selling my websites, Does anyone know how to value my sites? I don't know how much to sell them for. I have 3 sites, mailing list and products and on page 2 and 5 of google for my main keyword.

    Several people sell their websites for the money that they make in a month
    multiplied by a year.

    Example: If a site makes $1000 monthly, they sell it for $12,000.

    There are other features that give value to a website though... not just
    the revenue

      Recently came across a blog post John Chow wrote about where someone plugged in a few Flippa statistics and found out this formula for "valuing" your website.

      Price = 8.73973(Monthly Revenue)

      So almost 9 months worth of revenue.

    It depends on waht type of monetization (IE: AdSense, Clickbank, etc..), where traffic is coming from (IE: SERPS, PPC, etc..), and other factors.

    I just sold a site that was making AdSense money and ranked in the SERPS ... just 1 month old yet it sold for 22 x monthly revenue. Buyers love AdSense with a good domain name.

    It is as simple as doing some research on Google. There are companies out there who dedicate themselves to that. They establish the value of your site according to PR, traffic, SERPs, revenue, services, and a few other factors I can not remember right now.

    Study the just sold section on flippa and see what similar sites are selling for. At the moment is really seems to be about revenue. If your sites are generating revenue, they will be worth a lot more.

    Traffic is also tied into this. How much is there, where is it coming from, is it organic or ppc?

    Where has the content come from? Is it original or plr?

    Think of it in terms of what you would pay for a site like yours.

    It depends on multiple factors including the monetization type but mostly your history and the earnings.

    If your websites have at least 6 months, then they shoud worth anything between 8-24 monthly earnings. The longer the time they're making money consistently the better.

    Consistency is the key here: a website that makes $1000 every month worth more than a website that can make $1500 in a month and $300 on the next month.

    Also the more visitors you have the better. In case you have a bad monetization on your websites (for example only Adsense), then people would be paying more monthly earnings since it's possible to improve your monetization and make more money at the end of the month.
