Fliping websites - what standards to start with?

I was thinking in putting some of my websites for sale and would like some advise on basic stats to achieve before doing it, i know is a bit subjective to the niche itself etc, and to a lot of more variables but would be nice to define a minimum benchmark requested or advisable to put it up for sale, so if someone could comment, give advise based on experience etc on following stats:

Alexa Rank:
PR:
uniques a day:
uniques a month:
age of the website:
backlinks:
dmoz submited ( does it matter still?):

list any other stats you think is important and base value:


I found this website www.websiteoutlook.com and was wondering if the estimated value is somehow accurate with the real value of the website. If someone have experience in this website would be nice to get some comments about is ok, is awesome, it is really not that accurate, etc... Or list other websites that do the same so we can all get a more accurate of the rice to ask before we put it up for sale.

    No, none of those websites work, there is a lot to take into pricing a websites value, but generally it's the websites monthly income x 6, so if your website made $100/month, you'd be looking at $600-700 - But of course, that's just a very simple to use.

    You should really factor in backlinks, alexa ranking, SERP positions etc.
