Can I sell this type of Site? *Non-techy warrior warning

Hi,

Right I know some of you will laugh your heads off with such a numpty type question but here goes:

I am in talks with someone who wants to buy one of my sites which was built using wordpress direct. (I have a username and password account on the interface). I have another 2 websites on my account which I am not selling but don't know how to transfer the website I am selling. I am seriously non techy and am not sure how to go about this. It would be different if it was just a wordpress site on my hosting fantastico type thing but this is different.

In fact can I even do this as the theme is one of wordpressdirect's?

Ok, I'm embarrassed about asking this but really need the help.
