Anyone experienced in making popups?

I use xsite pro and have been trying to make an exit popup for DAYS now and cant get it to work. Is there any way i can do this manually?

Can you point me to a program or way to create site exit popups so i can start building a list?

I saw a cool product today called action popup - i dont think its exit but its very cool.
