I am thinking of purchasing Affiliate Theme or Ultimate Blogging Theme, I was wondering if there are people here who have tried both and what your views are and I welcome anyone else s feedback also.

It depends on your purpose. If you are looking to focus more on creating a landing page and simply using wordpress to help manage it, then Affiliate Theme.

If you are looking to create an actual blog, then ultimate blogging theme

I use Ultimate Blogging Theme. I think it is easy to install and to use it. Especially for someone who doesn't know how to set up a blog because the creator has videos to show how exactly to do that.
