what's a web property worth if it's brand new and gets 8,000 uniques/month?

I have a brand new site that is doing 8,000 unique visitors (about 300/day) in it's first month. The niche is highly targeted but I haven't done much for monitization yet.

What's this traffic volume worth in your opinion at present? I have a customer that may want to buy it but am having a difficult time determining value.

All the traffic is organic - no ppc.

Edited to add: The niche is travel - beach front condos in Georgia. The product averages $2000/sale - and all of the traffic is from current renters. The customer wants the site. I have no condos to rent but the customer can make gravy with the site. I just was trying to get a fair pricing.

    I don't think anyone can answer that question correctly. It really depends on the niche and how well you can monetize it.

    ...yes I know, coming for the guy with under 10 posts.

    ok - the product sells for $2,000 and the traffic is HIGHLY targeted. The customer I have wants the site to sell his product but it's MY site now and they do not have an affiliate program.

    Now the guy with 10 posts can answer.

    You might not have many posts, but you got it right. If we knew the niche, we could kind of guess at the rate for AdSense, but even that would only give us a really wild guesstimate. Commercial property is valued by the revenue/income. Without any income, it has little value.

    Your best bet is to get him to make you an offer. Ask him what it is worth to him. Tell him that you don't really want to sell it, but maybe you would reconsider if the price was right. That would kind of throw it back in his lap to price it. Then you can decide it the price is attractive enough to you.

      Simply, multiply the AVG sale per month by 12 then sell it

      Let's say avg sale is $2,000 per pop
      then you expect 3 sale per month on average

      $2000 x 3 = $6,000

      multiply that with 12 --> $72,000

      This is just earning potential. You won't know that it is worth
      this much or not!

      No one can get the exact value of the site. It's all depend on
      you and the buyer to agree on it.

      You might think that it's worth $70,000 but if the guy only willing
      to pay $10,000 are you going to sell it?

      There is no right or wrong answer here. It's the matter of negotiation

      Having been in real-- "real estate" it isn't practical to value an income property that has no income. Traffic however does have value. 300 unique visitors a day is pretty good but bottom line, the value is determined by what a willing buyer will pay and a willing seller will sell it for.

      Perhaps you can lease it, maintain it, work out a lead service or something like that??

    At first I thought about suggesting that you use the keyword search on Flipfilter to find similar sites and check their Revenue per unique user figures to get an idea of how much you could make, but I figure there's not too many people out there who can average $2000 per sale without selling cars, seminars (or crack cocaine )

    You've said there's no affiliate program but in this case it would make sense to create one from the potential buyer's product.

    Failing that, rent him the site, sell him the leads or simply find a way to create your own (maybe it's time to set up that Georgian beach-front Realtor you've always dreamed of!!) as I believe ultimately, it will be worth it.

    Set up a squeeze page on it and sell them the leads. If they are so highly targeted, the leads should be worth quite a bit for a $2,000 product.
